Sometimes better revenue starts with the property itself 🏡

Pricing can only take a property so far.

Sometimes the biggest opportunity is changing what you’re actually offering.

Could an underused room become an additional bedroom? Would flexible zip-and-link beds appeal to more groups? Would EV charging add value? Could the outdoor space be improved? Would adding something like a hot tub or games area make the property more appealing?

The important question isn’t simply:

“Would this make the property better?”

It’s:

“Would guests value this enough to increase bookings or the price they’re willing to pay?”

The scale of the investment matters less than the return it can generate.

What matters is whether that investment translates into stronger demand, higher rates, or both.

The best property improvements are the ones that generate a return.

More bookings doesn’t always mean more profit 🏡

A fully booked calendar looks great.

But it doesn’t necessarily mean your holiday let is performing at its best.

If your prices are too low, you could achieve fantastic occupancy while leaving thousands of pounds of potential revenue on the table.

More bookings also mean more cleaning, laundry, utilities, wear and tear and changeovers.

We’d much rather see a property achieve strong occupancy at the right average nightly rate than chase 100% occupancy through discounting.

The goal isn’t to fill every night.

The goal is to make every available night work as hard as possible.

Airbnb is brilliant. But your holiday let shouldn’t have to rely on it forever. 🏡

Airbnb is an incredible platform for getting your property in front of millions of potential guests, and it will continue to be an important part of the strategy for the properties we manage.

But we also believe in building something beyond Airbnb.

That means listing across the right booking platforms, building repeat guests and, importantly, giving every property we manage the opportunity to have its own direct-booking website.

Over time, that means more visibility, more repeat and direct bookings, and less reliance on any one platform.

📰 A little bit of exciting news for Shropshire Escapes!

We’re delighted to have been featured in the Shropshire Star, sharing the story behind why we started Shropshire Escapes and what we’re hoping to build.

Having built and run our own holiday lets here in Shropshire, we wanted to create a more local, personal and hands-on alternative for other holiday let owners across the county.

We’re only at the beginning, but the response we’ve had so far has been brilliant. A huge thank you to everyone who has followed the page, shared our posts, recommended us or simply wished us well. It genuinely means a lot to Katie and me. 💚

✨ It’s all in the details

Getting a property guest-ready starts with a thorough clean and making sure everything is presented to hotel standard before anyone arrives.

But it’s the little details on top that really make the difference. Towels folded just so, a welcoming scent as you walk through the door, all the essentials topped up, and that final walk-through to make sure everything is exactly as it should be.

And in season, we love adding little personal touches too. At our own properties, that might be wildflowers picked from our garden and dotted around the property. 🌸

📍 More than a place to stay

One thing we love about looking after holiday lets in Shropshire is sharing the area with the people who come to visit.

Every guest who stays gets their own online guidebook, made just for the property, with our personal recommendations. The best country pubs, the walks worth getting up early for, the farm shops and cafes the locals actually go to.

It’s a small thing, but it turns a nice stay into a memorable one. And happy guests leave glowing reviews, which means more bookings for the owner.

🐾 Meet Viewpoint Studio

Alongside the Lodge, this is our cosier let, made for couples looking to slow down and escape for a few days. It’s peaceful, private, and comes with the same amazing views over the Shropshire countryside, plus its own outside space to sit out and take it all in.

It’s a real favourite with walkers, four legged friends included, who want somewhere quiet to come back to after a day exploring the hills.

Where the Lodge is all about big group get togethers, the Studio is about proper downtime. Cosy, calm, and all about the personal touch that turns a good stay into a great one.

Running two very different properties keeps us sharp on what makes each one work, from large group houses to intimate little retreats. It’s exactly that range we’d bring to helping you get the most from yours, whatever its size.

Could your minimum stay settings be costing you bookings? 🗓️

A lot of holiday let owners set one blanket minimum stay and leave it there all year. It feels sensible, but it quietly costs bookings.

The smarter approach is to flex it with demand. Slightly shorter minimums midweek and in quieter periods, to catch the couples and shorter breaks that fill your calendar. Longer minimums over peak weekends and holidays, when demand is high and you can hold out for the bigger, better bookings.

It’s a small thing most owners never adjust, but over a year it can mean noticeably higher occupancy from the exact same property, while still making sure every booking is worth having.
