Adding Value 💰💰

Part of our job for our investors is to make sure we do our due diligence when it comes to adding value to make sure we can get them good returns on their investments. Sometimes it can be the very simple and relatively low cost items that really help add that extra bit of value to the price of property. As well as of course giving it that edge to stand out when we put it back on the market.

Here you can see the team have used some simple sheets of MDF to create a nice feature wall in a bedroom. We initially planned to use oak cladding, however due to the price of building materials being so high, we found that we could still add that same selling point but at a fraction of the cost by using an alternative material.

PROGRESS 🤩

We will do a short walk through video this weekend once we have properly cleaned up but here are some updates to the new layout and rooms at our Macmerry refurb.

Shower room is coming together with some small areas of tiling left to be done and ceiling to be patched and plastered.
We have a small damage to the wet room glass so are waiting on the replacements being sent out.

Bedrooms have some small snagging items to be done and some last bits of sanding and painting to be carried out and then we can start putting in the furniture.

We have hit more than a few challenges with this one but the upstairs should be finished in a week or so.

Bedrooms all fully plastered
Flooring going down
Skirting and facings being put on
Forming of the new upstairs wet room happening for tiling next week
Triple glazing in
Fully rewired
Carpets fitted next week

We have decided to reschedule the downstairs renovations to take place in October as the tenant would like a bit of peace and quiet for a while before more upheaval. Because this is our own property we are able to do this which keeps everyone happy.

Here's what many don't understand about the housing market...

House prices will NEVER plummet overnight.

It's what makes Property one of the most stable investments you can make.

There's a lot of panic out there just now around the housing market, so let me put some minds at ease.

Here's how it really works...

You have a street with 10 houses on it.
All are valued around £100k.
One house then sells for £85k.

That does NOT mean the rest of the houses immediately go down in value.

One more sells for £85k.
Another one for £80k.

This is when the value of the other properties on that street might come down.

Now there is pattern.

So, did all of these properties all go up for sale at the same time?

Did all of them sell suddenly overnight?

No, this would happen over months, if not years!

And anyone with a close eye on the market can see the pattern emerging and can see the decline coming.

Whether you're a homeowner or an investor...

This is how you can predict house prices.
