Hopefully we’ll be shovel in ground within a month, so a delayed completion agreed to allow prep for works, party wall matters and other site arrangements.

With planning obtained prior to exchange of contracts, this was crucial to unlock the use of development finance from day one. APPROVED - planning permission approved on this garden flat that will be extended from circa 600 sq ft to around 1100 sq ft in a pocket of London with a high demand and high price per square foot with a huge garden overlooking one of London’s landmarks.

This 1 to 2 bed 2 bath will entail a technical scheme of works due to the nature of it being a lower ground flat as well as the fact we’ll be excavating and utilising the front section which is currently just a void/basement area shy of the required head height along with demolition of the rear existing part to create a new wrap-around extension that extends 4.5 meters and 6 meters wide whilst creating a light well for natural light for bedroom number 2 resulting in a sizeable 2 bed 2 bath

Should be an exciting one, with another two projects soon to follow thereafter…though ridden by the lengthy and mundane processes of conveyancing in the UK, but we keep pushing and punching through lender’s never ending requirements 😅
