DIRECT-TO-VENDOR UPDATE 📩

Lockdown continues! So this week we sent out another 48 direct-to-vendor letters. 💪🤓

We received two responses from our first wave of letters, so this week we followed-up with a second wave; adding another 10 new properties into the mix from our last trip. 🏴󠁧󠁢󠁷󠁬󠁳󠁿🚙

Here are the results so far:

Response #1 - The owner has just bought the property himself … BUT he is looking to sell his previous house which he said “needs a bit of work”. He's going to send us over some more details and few snaps of the house. 🙌🏡

Response #2 – The owner has just refurbished the property and its listed for sale. He’s done a great job so we congratulated him and wished him good luck. -- He asked a little more about what we do and we ended up having a chat about our referral scheme for finding empty or run-down houses. He was keen on the idea of a referral bonus so perhaps we’ll hear from him again! 📲🤞

We’re pretty chuffed with the response rate and conversations so far! Stay tuned for more updates! 👀

In the meantime, we’ll be testing out another new D2V strategy in the coming weeks! 😎🏡📈

HAS THE MARKET REACHED IT’S PEAK? 🏠👀

Last week we took some time to read through the latest edition of Rightmove’s House Price Index….

I also enjoyed a wicked Cinnamon Swirl from a bakery in Southbourne (swipe right for swirly goodness!). ➡️👀

But back to the report. Here are the highlights:

• October set a new national record for the average price of property coming on to the market. The average property is now priced at £323,530. 💰🏘️

• The number of active buyers is 66% higher than a year ago (down marginally from a 67% peak in July). 👨‍👩‍👧

• October saw the highest number of sales ever agreed in a month and for the first time ever, estate agents now have more properties marked as sold than they have as available for sale! 🏠✔️

Dominic Agace, Chief Executive of Winkworth estate agents said;

“With increasing supply and uncertainty around Covid, we expect prices to flatten out now we are past the peak autumnal market.”

What do I think? 🤷🏻‍♂️💡❓

1) Prices are at an all-time high and demand is still very strong, but we wonder how much more scope there is for prices to increase…🤔

2) The Job Support Scheme has gone some way to help individuals and businesses post-furlough, we envisage a contraction in consumer spending in the next 12 months which will impact housing affordability and transaction volumes. 🏘️📉

3) Whilst reductions in stamp duty have helped to accelerate market activity in the short-term, we wonder how much demand will change once the stamp duty holiday comes to an end on March 31st?

In the second half of next year we're hedging our bets that demand will tail off and property we'll see a shift toward more of a buyers market. 🏠🔍

We can only speculate, but one thing is for sure. We’re witnessing some unprecedented market changes and there will be lots of opportunity in the near future! 🤓🏠

DIRECT TO VENDOR LETTERS 🤓📩🏠

We're on the hunt for our next deal but recent reduction in stamp duty and increase in residential buyers has limited opportunities to secure new properties via Estate Agents. Instead, we’ve turned our attention to creating direct-to-vendor opportunities! 🎯✉️

This week we’ve written 38 letters to post to the addresses of empty and run-down properties identified on our last trip to South Wales. 😊🏴󠁧󠁢󠁷󠁬󠁳󠁿🚙

Our snazzy new Alcatel phone has been topped up with credit and our D2V letters have been posted…📮📲😄

Now we’ll wait to hear from potential sellers! 🤓🙌🤞

THE FOREST IS GONE 👀🌲🌳

This house had been empty for 15 years when we bought it. In that time the garden had grown into its own mini forest.🌲🌿

One of our biggest learnings over the last few years is just how important a good garden is - for both rentals and flips. 🏡

On our early refurbs, particularly with properties that were sourced to us, we didn’t allocate enough budget to make the garden a good space - and that ended up costing us in the long run.

We knew we had our work cut out on this one, but we made the garden a priority 🏡

🌱 Overgrowth cut down and cleared out
🌱 Soil grubbed up and new top soil laid down
🌱 New turfing laid down, around the current structure of the garden (we didn’t even know it had a pathway!)

Now it’s a lovely, usable and manageable garden for our new tenant and we’ve made our neighbours very happy! 😃🌻

Never underestimate the power of a good garden 🌳💚

MEETING LETTING AGENTS

It’s been a busy but productive morning! 😃🙏

Up and out early this morning so that I could get over to Neath and kick-start the process of getting our latest two BTLs on the market and tenanted. 🏘️

✅ Arrived at the first property and did a hoover through - I also did a couple of touch-ups on the paint (hence the ladder in the car!) - am I the only one who can’t paint without getting covered in it? 😂🖌️

✅ Drove to the second property to check everything was A-OK and no further cleaning needed 🧹

✅ Spent an hour chatting to letting agents and showing them both houses and decided who to move forward with 😃🔥

This is a new area to our other BTL's, so we're starting with new letting agents. Both of the agents we met were recommended to us, but we always like to meet people in person to get a feel for them. We also have a few questions we always like to ask.

We've worked with several agents over the last few years and have very much learned to go with our instincts.

Our letting agent is one the most important parts of our team and it's essential that we can build strong relationships and trust that they will manage the property the way we would. 🙌💚

We'll make sure to share some of our key learnings for finding good letting agents in another post!

P.s. can you tell from my eyes that this was taken before I left this morning? 😴🤣

A LITTLE THANK YOU GOES A LONG WAY

Recently we finished a refurb and refinanced a property ✅🔥🏡

That meant it was time to say our thank yous! 🙌

We always like to say a special thank you to the people who have gone above and beyond to help make the project a success. 💪

To the people that save us so many headaches and we literally couldn’t do without.

Not only does this build stronger relationships, but we want the people we work with to know that we genuinely appreciate their hard work. 🙏🧡

Whether it’s a personalised goody bag for our build team with their favourite tipple (plus .davies393 homemade honey of course!) 🐝🍻

Or these personalised chocolates from for our superhuman solicitor 🦸🏻‍♀️🍫😋

It doesn’t have to cost the world, but it’s the small things that make a difference. Even if it’s just a nice thank you message and offer to give them a glowing review, it’ll be really appreciated!

UH OH 🤦🚨

It’s an unusual message when you get told someone's shot a BB Pellet at your brand new window …. On a completed refurb 🤦‍♀️ … that you’re meeting the letting agent at this week 😫😫

Thankfully, we know it could be a lot worse 🤷‍♀️

Police report submitted and time to get on and fix it. This has been an exceptionally smooth refurb, so maybe this is the universe balancing the scales 😅

Setbacks aside, this place will soon be a brand new home for someone 🏡💖

TAKING GREAT PROPERTY SNAPS…

We’ve not always been the best at taking property photos 📸🏠

Sometimes we’ve done a whole trip to Wales without taking any 🤦‍♀️ 🤦‍♀️

But this year we’ve made a conscious effort to take more photos…

To document key moments and experiences and take pictures of each other (not just swirly carpets and avocado bathrooms!) 🛁🚫🤓

And of course, get some awesome shots of our homes! 😍💕

We’ve still got a lot to learn, but here are a few things we’ve learned so far …

1) Take LOTS of photos! Getting great photos is about volume. Often the best shots are the ones you just happened to take on a whim. As the old adage goes, you miss 100% of the shots you don’t take! ⚽🥅

2) For rooms, take all your photos from height and always from the doorway. This way, your ‘’before and ‘after’ photos will be an almost perfect match! 🚪📐✅

3) Have FUN with it! When we first started taking photos we were always trying to take the perfect property shot; that perfectly staged photo. Now it’s much more about just trying to document what we’re doing (shout out to for the tip!).

By simply documenting what we’re up to and (and trying to sneakily snap each other doing property things) we’ve managed to capture some pretty funny and memorable clips, as well as some pretty great property shots too. 👌

WHAT A DIFFERENCE A LICK OF PAINT MAKES!! 👀😍

Painting the outside of the house is of course a non-essential extra when it comes to refurbishing a property…

BUT we’ve learned to never overlook the power of kerb appeal 💪 and that counts for both renting or selling.

This house is ex-local authority (which you might be able to tell from it’s sturdy and square design 😅) which means it’s pretty solid...

But, after standing empty for 15 years, it had turned into an unhappy-looking grey block. ⬜☹️

We decided to give her a new coat of paint; white with grey sills for a clean finished look, and she's already shaping up! 😃👏

This week the front wall is coming down and we're lowering the kerb to make two off-road parking spots. Once the work is finished this property is going to look stunning! 🙌😁 🚗

ESTATE AGENT VALUATIONS 😷

Back up to Wales last Friday to meet with Estate Agents about putting our latest flip on the market 🥳

It was an interesting experience showing agents around a house whilst also trying to remain 2 meters apart at all times 😂😂

But we did it and we all had our masks on too.

Things may not be quite ‘normal’ but you adapt and get on with it 🤷‍♀️

We’re super excited about putting this on for sale in the current market 🙌 🙌

With the stamp duty changes there are a lot of people out there searching for their next home - and hopefully we can provide one of them 🙏💕

Estate agent pictures to happen this week and then it’s viewing time 🤓🤓

Green Homes Grant 🏠💚😃🌱

The Chancellor’s latest budget announcement made the headlines last month with significant cuts to UK stamp duty:

🏠 0% payable for first-time buyers
🏠 3% payable on second homes up to £500,000.

But did you notice the Green Homes Grant? 🌱🤷🏻‍♂️

Rishi Sunak also announced details of a £2 billion subsidy for a Green Homes Scheme launching in September. 💚

Eligible applicants will be able to use vouchers of up to £5,000 per property toward anything that improves the energy efficiency of the property; installing loft, floor and wall insulation or double-glazing. 🤓🎉

It remains to be seen whether these grants will be available in Wales...

But we're keeping our fingers crossed! 🤞🏴󠁧󠁢󠁷󠁬󠁳󠁿

We cannot believe the progress on this property in less than 5 weeks!! 😮
Earlier this week we went on our first trip to Wales since lockdown... 🚙🏴󠁧󠁢󠁷󠁬󠁳󠁿
One of the reasons we were heading up was to check on the progress of our latest refurb; Project Slate, and we still can’t quite believe how quickly the team are moving through this! 😂
In less than 5 weeks, the team have:
- Ripped the house back in full, back to brick in most rooms 🧱
- Completed a full rewire 💡
- Re-plumbed the house and replaced any old pipes that were leaking 💦
- Installed a new boiler (and boxed it in) 🔨
- Put up new ceilings (we had a few holes! 😳)
- Cut back the out of control garden 🌳
- Replaced some damaged roof tiles🏠
- Re-boarded and plastered throughout 👏
Next week, it’s all about getting the kitchen and bathroom underway! 🚿

Awesome job so far from and team! 👏

We were told this house has been empty for about 15 years!! The neighbours are over the moon to see it coming back into use! 🙌😃

She’s gunna be a beauty. 🧡
