Why use a deal sourcer?

One of the most widely discussed topics in the property community is "Do I really need a deal sourcer?", and it's a good question. Some sourcers will charge an extortionate fee, over promise, and under deliver. However, there are many reputable sourcers out there, and many benefits to using a deal sourcer rather than finding the property yourself.

1. They have experience with contracts, and the law surrounding them. With an experienced individual guiding you, it's much more likely that your contract will be sound and you'll stay within favour with the landlord.

2. Due diligence and thorough research is a key aspect of sourcing any deal, and as the sourcer has experience within property, they are more likely to know how well an area can work for SA and give you more accurate figures.

3. Deal sourcers often build up rapport with estate agents, which can give them exclusive access to apartments and blocks, sometimes with the best terms of tenancy.

Why rent to rent?

If you’re new to the world of property, you may find yourself feeling submerged. You may have even joined a Facebook group in order to tap into some advice or tips from more experienced property owners or letters, only to find yourself drowning in yet more acronyms.

Here, we aim for transparency at all times, so we've prepped a short list of reasons you'd invest in a rent to rent property.

1. Minimal upfront costs. Unlike buy to let, you don't need to rob a bank to get set up with rent to rent property, with total costs amounting to as little as £8,000 to have a fully operational SA unit.

2. Short lease terms. Most rent to rent properties carry a lease with a maximum of 3 years (Including a break clause!), meaning investors aren't tied down to one property. However, due to the flexible nature of rent to rent, lease options can be negotiated with landlords when the term ends, should you want to take on the property longer term.

3. No mortgage checks. Unlike by-to-let, with rent to rent, you don't undergo the same checks you would with a mortgage, rather undergo referencing which is often subject to letting agencies. For many investors, this a far preferred option.
