Did you know the self-employed estate agent sector grew by 31% between 2023 and 2024?

This model, which has long been established in the US, is now making significant strides in the UK.

The growth is being driven by a demand for more personalised service and agents seeking a greater share of the commission.

But what does this really mean for the property market?

Data from 2025 shows that self-employed agents are:

▪️ 12% more likely to get a home sold
▪️ Completing sales 23 days quicker, on average
▪️ Achieving an average of £5,400 more for their vendor

This success often comes down to a relationship-based approach and providing one point of contact from instruction to completion.

Have you noticed how more young adults are staying at home longer?

For decades, the standard path was simple: leave school, find a job, and move out by 18.

Parents looked forward to reclaiming their space and perhaps downsizing. But today, the "full nest" is becoming the new normal in the UK.

Economic pressures, shifting social norms, and a changing housing market have radically altered family living arrangements.

According to the ONS and recent studies, parents and young adults are living together for longer than ever before.

Here is a snapshot of the current situation:

📊 3.6 million people aged 20-34 lived with their parents in 2024, a nearly 10% increase since 2014.

📊 Half of young people now don't move out until age 24, up from 21 just a decade ago.

📊 15% of 21- to 35-year-olds returned home at least once between 2009 and 2020.

📊 Men are more likely to stay home, with 33.7% of men aged 20-34 living with parents compared to 22.1% of women.

Whether it's to save for a deposit, manage the cost of living, or simply because cultural norms are shifting, the multi-generational household is back in a big way.
