How to keep your guests satisfied so they keep coming back?

With less people travelling for holiday in the winter season than in the summer, the market gets very competitive. With the very few customers available and more accommodation vacant, many serviced accommodation operators have to reduce their prices to get booking.

The issue is that, leisure market is heavily impacted with the season and is unpredictable. With the corporate booking its completely different. When contractors are staying for work they are not impacted by the season, their stay is subject to the length of the project and the company has got sufficient budget to cover their accommodation cost. They are less likely to negotiate prices as long as their budget is met. If they like the accommodation, your service are great, and they had a happy and satisfied user experience during their stay, it is likely they will want to stay again or extend their booking.

The problem of the leisure market is that, even if your customers are very happy and give you a 5 stars review, they may not come black to the same area, or the same accommodation in the future. With the corporate booking, they will be likely to do work in the same area again, or keep staying until the project is finished.

Whilst they are staying in your property on a long term basis, they need less cleaning and call out maintenance work to be carried out. This means a huge reduction of operational cost, and also avoids paying the sales commission from acquiring bookings from online booking channels or third party agencies.

What is holding you back?

Mistakes to avoid as a property investor

There are some common mistakes to avoid as a property investor. I will explain each one of these in detail.

1. Lack of financial literacy
Do you not know how to leverage? Without this knowledge and skills, you will rely on your income or savings, then it takes much longer to build your property portfolio

2. Don't understand the property market
Without the correct understanding of the property market, you get worried about the interest rate and inflation. Without the right education, you do not know how to buy below market value and offset the cost of rising interest rates.

3. Don't have a high cashflow property strategy
Without the high cashflow property strategy, you cannot offset the mortgage debts with any further borrowing. The yield for the property investing is far too low to service any debts over your refurb or expansion, and you get stuck on scaling up the property business

4. Limiting belief
With the limiting belief, you are quickly settled in buying one house every few years and missing out on opportunities that you can build and scale your business faster. With the right skills and education, you can build a property business generating over £10K per month in less than 6 months and scale up your property business to owning a few houses in a couple of years.
