Let me tell you about our property strategy.....

The Buy, Refurbish, Rent, Refinance Strategy.
We love it!😃
All our properties have been sourced by ourselves ✅
We live near our investment area and are full time property investors. This means if any bargains come on the market in our goldmine area, we can drop everything and view a property straight away✅
We have a viewing property check list and spreadsheet to help us to quickly estimate the costs of any refurb and estimate the market value✅
We have a small number of investors who we work closely with. This means that we can put in cash offers straight away if a property fits the bill. Buying with cash guarantees a quick completion for the vendor ✅
Our investors are very happy because they get a great return on the money they invest. Much better than any return they would get by keeping their money in the bank. The investor lends us the money and a charge is put on the property. This ensures their investment is safe and protected✅
We then refurbish the property to a high standard✅
We always fit a great quality kitchen, usually a Magnet one and we love to add large L shape baths when we have the space ✅
We want to attract nice tenants who will look after the property, treat it like their home, stay long term and pay on time ✅
We use a Letting agent to advertise the property, but we tend to do the viewings ourselves. It's very important to us that we find the right tenant who will get on with the neighbours ✅
Once we have met the tenant and have a gut feeling that they are nice people , the Letting agent carries out a strict vetting process✅
The tenant moves in and we manage the properties ourselves✅
After 6 months of ownership, we refinance the property with a buy to let, interest only mortgage. You always get a better rate if you wait at least 6 months to refinance✅
When we refinance we often get most of our money out. We then pay back our investor with a great return ✅
We only take on two investors at any one time so we can get to know them well and understand their needs✅

Or do you add a bit of grey or even some colour?

We've had a play around.

We painted the walls and doors in our 3 bedroom house in Killingworth in Ammonite ( Farrow & Ball)

We didn't use Farrow & Ball paint, which is soooo expensive. We had the paint colour matched by Johnstone's Paints. (We got a huge discount for the Johnstone's paint by purchasing through LNPG)

We painted the walls and doors in our property at Wallsend in Natural Slate ( Dulux)
Again we had the paint colour matched by Johnstone's Paint.

We painted the walls and doors brilliant white throughout at our South Shields property.

Moving forward, we will just stick to one colour for future refurbs.

The cost of adding a bit of grey didn't cost very much more.

Our student flat was let within a few days of being advertised. A lot quicker than previous years!

What did we do different?
We painted out the magnolia by painting it white throughout and adding grey feature walls in each room.
We staged the property by adding bright cushions, rugs and bedding and made sure the photos were taken when the flat was empty.

We purchased a second hand table and chairs that had a more contemporary look.

We used a Matterport Virtual Tour to showcase the property ( provided by the agent for free)

We were very lucky with this one.It needed very little work, just a new boiler and a new carpet in the living room. Tiny...

We were very lucky with this one.

It needed very little work, just a new boiler and a new carpet in the living room.

Tiny lick of paint here and there.

We managed to secure the property for 82k.

We have a lovely tenant paying £600pcm.

Similiar properties are now selling for 105k plus!

With this one it came on the market on a Saturday morning, we viewed it the same day and put an offer in straight away.

The vendor was a builder who had done a part exchange for a new build with the owner.

The builder wanted a quick sale.

Be ready!
Know your area, know your numbers, have all your finances in place so that you can act quickly when the opportunity arises.
