We had an issue with condensation with one of our tenants in a house share in Heaton. The tenant advised that they were ventilating the room daily but that the issue was still persisting πŸͺŸ

We decided to buy them a small dehumidifier as well as a hygrometer to help monitor the moisture levels within her bedroom. It's been a couple weeks since the tenant started using this solution and we are pleased to report that the condensation has stopped 🚱

Whilst some argue you simply need to educate tenants about where to dry clothes, making sure they open windows etc we feel for the sake of Β£40 we would rather solve the issue and make sure their is no mould or damp issues created because of excess condensation β˜”

The bad weather and several storms over the Winter period have taken their toll on the roof at our short stay accommodation πŸ’§

So it's all hands to the pump to get this issue resolved as quickly as possible whilst still honouring as many of the bookings that we currently have πŸ› οΈπŸ“†

The issue is we need scaffolding erecting to sort the roof but there is an MOT garage on the bottom floor at the back of the property which makes it tricky to do so πŸ€”

Nothing is ever straight forward but that is why we love it!! πŸ˜€

New washing machine day for the tenants at one of our house shares that we manage on a guaranteed rent basis. πŸ˜ƒ

We have had a couple delays with this, firstly due to a mix up and receiving the wrong machine, and then on the 2nd attempt an old faulty valve meaning the old machine couldn't be fully disconnected, but 3rd time is a charm as they say πŸ˜…

Out and about this morning so I stopped off to do some work.

Today's pressing issues include a blocked toilet, a washing machine giving up the ghost, and organising scaffolding for a roof issue βš’οΈ thankfully they are not all at the same property though. Who said property wasn't glamorous eh? 🀣

It is definitely one of the biggest pro's with what we do though, the ability to be able to work from anywhere (as long as the laptop has charge of course), and also it's a good excuse to sample the coffee in the local area β˜•

'If a jobs worth doing then it's worth doing well'

We have always believed that it is not just the product we deliver that should stand out but also the service we offer. So regardless how long a tenant is with us, we like to make sure that the entire renting experience is as comfortable and as simple as possible 🏑

We are now coming to the end of works on refurbishing a 4 bed HMO which we have acquired on a guaranteed rent basis from the landlord πŸ› οΈπŸ’²

A previous tenant of ours from another HMO we also manage on the same set up, has just emailed us to see if we have any rooms to rent, as they really enjoyed the last house and would love to rent from us again πŸ˜€

So it's looking likely that we have already filled one of our 4 rooms without even listing the property.

Perfect weather for working outdoors this morning β˜€οΈ

The sun was shining on us today as we tided up the front of one of the HMO's we look after.

This path acts a bit of a wind tunnel for all the litter and debris in the area and collects pretty quickly, and we feel it's important to keep the whole place looking tidy and not just prioritise the inside of the house 🧹

We manage this HMO on a guaranteed rent basis so it's a win-win situation for both ourselves and the landlord πŸ˜€
