🏠 LANDLORD UPDATE | A new national rental property register is on the way

Another important part of the Renters’ Rights reforms has now been announced.

From 15 December 2026, the Government will begin introducing its new Register your rental property service across England.

The scheme will start in the West Midlands before being rolled out to the rest of the country region by region over the following 12 months.

Once the North East is brought into the scheme, landlords will have a three-month window to register their rental properties.

By 14 November 2027, all landlords with properties actively being let in England will need to be registered.

The register is intended to create a central record of private landlords and rented properties, giving local authorities greater access to compliance information and, in time, allowing tenants to check whether a landlord and property are properly registered.

There is another important change coming too: as the system develops, landlords will be required to register vacant properties before they are advertised to let, and both landlords and letting agents will need to include the relevant registration number on property advertising.

⚠️ Failure to register when required will be a legal compliance issue and could result in financial penalties.

For our Bird House landlords, there is nothing you need to rush off and do today. The North East registration window has not yet been announced.

As with the other Renters’ Rights changes, we will be monitoring the rollout closely and will keep our landlords updated as soon as the registration timetable and practical requirements for our area are confirmed.

There is a huge amount of change taking place in the private rented sector, but our job is to keep on top of it so our landlords don’t have to decipher every new announcement themselves.
