The Renters Rights Act is HERE (from today – 1 May 2026)
This is the biggest shake‑up of renting in England in decades – and it affects every private landlord and tenant.
Here’s what’s changed 👇
✅ No more Section 21 “no‑fault” evictions
Landlords now need a valid legal reason to regain possession.
✅ End of fixed‑term tenancies
All tenancies are now open‑ended, rolling agreements. Tenants can leave with 2 months’ notice.
✅ Rent increases are capped
• Rent can only increase once a year
• Proper notice must be given
• Tenants can challenge unfair increases
✅ Rental bidding wars are banned
The advertised rent is the rent – no pushing tenants to offer more.
✅ Limits on rent in advance
Landlords can only ask for 1 month’s rent up front.
✅ Fairer access to housing
It’s now illegal to refuse tenants because they have children or receive benefits.
✅ Pets 🐾
Tenants have the right to request a pet – landlords must reasonably consider it.
This law is designed to give renters more security and stability, but it also means landlords must be fully compliant or risk serious penalties.
