Thinking about letting out your property? Here’s what I believe as a landlord’s agent in Newcastle.

Good tenants come from proper referencing, not luck. Rent should be set by what the market says today, not by what the last tenant paid. You should know which safety certificates and checks are due before the deadline, because under the Renters’ Rights Act, penalties for getting it wrong can now reach £40,000.

You also shouldn’t get passed around every time you call. With me, you deal with the same person from the first valuation to every repair, renewal and question after that. No call centre, and no tie-in contract.

You don’t need to understand every step before you start. I’ll tell you what’s coming next before you have to ask.

Thinking of selling your house in Newcastle or Gateshead? Here are five things sellers get told that cost them time and money.

1. “You have to fix everything before you sell.”
You don’t. Fix the things a buyer will stop on: the leaking tap, the cracked tile, the damp patch in the bathroom. Buyers forgive dated. They get nervous about neglect.

2. “Go with the agent who gives you the highest valuation.”
A high number wins the instruction. It doesn’t get you sold. I back every house valuation with evidence: recent sold prices on your street and postcode from Land Registry, plus what’s competing with you on Rightmove right now.

3. “Painting won’t make a difference.”
Fresh, neutral paint is one of the cheapest things you can do before listing. It photographs better, and every property I sell is professionally photographed, so it shows.

4. “Start high so there’s room to negotiate.”
Most of your attention comes in the first three weeks on the market. Overprice and buyers scroll past, then you reduce and look like you’re struggling.

5. “The house will sell itself.”
Hope isn’t a strategy. Every property I take on gets a plan for pricing, presentation, marketing and who we’re targeting.

Six months empty. Mortgage going out, nothing coming in.

It was up for sale with another agency, sat waiting for a buyer that never came.

My advice to the landlord: keep it on the market, let it out in the meantime. Income coming in while the sale finds its buyer.

Filmed a proper tour video, put it out direct through my own social, marketed it on every platform. Let, referenced and moved in under a month.

Section 21 went on 1 May. Fixed terms went with it. That part is done.

Phase two was confirmed on 9 September. It’s called the Register your rental property service.

£65 per property, every year. Not a one-off. Five properties is £325 a year, renewed annually.

Registration opens on 15 December 2026. For the North East the rules commence on 15 June 2027, and every let property has to be registered by 14 September 2027.

The deadline follows the property, not you. A landlord living in Surrey with a flat in Heaton works to the Newcastle date.

You can register from 15 December if you’d rather get it off your desk, and the fee is pro-rated during the rollout so going early doesn’t cost you more.

What you’ll need for each property: gas safety record, EICR, EPC, the rent and how often it’s paid, bedrooms, number of occupants and households, and your HMO or selective licence number where one applies.

I can upload certain information for properties I manage, but the landlord has to start the registration. That bit can’t be handed over.

Miss the deadline and the council can issue a civil penalty of up to £7,000, rising to £40,000 for repeated breaches.

People move for reasons that have nothing to do with the interest rate news. Two people started working from the same kitchen table. A parent needed them to move closer. The eldest moved out and the house got too quiet. Somebody finally saw the one they’d had in their head for two years. That happens in a flat market, a rising one and a falling one.

The national average doesn’t buy your house. One buyer does, and the person looking for a three-bed in Gosforth isn’t making that decision off a headline about interest rates.

Same flat. Same street. Same rent bracket.

What changed was how it went in front of people.

Photographed properly, so it earned a click in the search results.

Advertised where tenants actually look. Rightmove, Zoopla, social, and my own network.

Terms negotiated properly. The right tenant, referenced, on terms that work for the landlord rather than whoever applied first.

Demand in NE1 hasn’t gone anywhere. Tenants are still searching, and the good ones move fast when a property is presented well.
