This week, we had a lovely little Moonpig delivery arrive at the office from one of our wonderful landlords, thanking us for all our help and support - and it really did make our day! 💙

From marketing their rental property and finding the perfect tenant, to completing the referencing, tenancy agreements and all the necessary paperwork within the agreed timeframe, we were delighted to make the whole process as smooth and stress-free as possible.

It’s always fantastic to receive such lovely feedback from our clients and to know they’re happy with the service they’ve received. Here at Smiths, providing a personal, reliable and professional service really is at the heart of what we do.

A little throwback this week to this time last year, when we were robbed here in the office!

A storm of people took to the streets of Newent in search of grain to give to the King… and we just happened to have three bags full!

Roll forward a year, and they’re back!

Of course, this is all part of another Newent Celebrates day down at the lake, where we come together to celebrate this wonderful town.

Behind the Keys – With Smiths 🔑

This week, it’s all about going back to school!

Here in the office, we’ve loved seeing those mandatory first day poses outside the front door to mark this special milestone.
Isn’t it amazing how the front door of your home becomes the backdrop to so many all-important memories?

That front door will see countless hellos and goodbyes, first days and last days, exciting beginnings and proud milestones. At Smiths, that’s why we believe estate agency is about far more than simply selling houses. We help people find the homes, and the front doors, that become part of their family’s story. 🏡

So, we want to say a big good luck to all the little ones, and the not-so-little ones, starting a new school year! Here’s to fresh starts, exciting adventures and new chapters.

DO NOT PANIC! Alison hasn’t really left us here at Smiths to pursue a new career as a Gas Safety Engineer - but she certainly knows the importance of their role in the rental sector!

Landlords and letting agents of privately rented properties have important legal gas safety responsibilities. These include arranging an annual gas safety check, carried out by a Gas Safe registered engineer.

Did you know? A Gas Safe registered engineer will typically check:
✅ Gas appliances are operating safely
✅ Gas pressure and any signs of leaks
✅ Flues and chimneys are safely removing fumes
✅ Adequate ventilation is provided
✅ Safety devices are working correctly
✅ Appliances are burning gas safely
✅ Any defects or unsafe conditions are identified

Tenants also have an important part to play by providing access for engineers to get to work doing what they do best. This ensures essential safety checks can be completed, and any potential issues are identified.

A Gas Safety Certificate may be a legal requirement, but it’s about so much more than simply ticking a box. These are our tenants’ homes, and it’s our top priority to make sure they remain safe, comfortable places to live. 🏡 💚

🔑 Behind the Keys – With Smiths!

And we’re back! 👋

After a bit of a hiatus while Andy, Alison and Natalie have taken it in turns to enjoy their well-earned summer holidays (sunbeds and piña coladas spring to mind!🍹), we thought an overdue catch-up was very much needed!

As we reach the halfway mark of the summer holidays, what’s the property market looking like, we hear you ask? Well, let’s just say it has remained as hot as the weather! ☀️

Properties are coming onto the market, people are viewing and, most importantly, sales are being agreed – just the way we like it! And, of course, over in lettings, it’s as manic as ever, with rental properties continuing to be in high demand!

And we think we know why… because Newent is such a great place to live! ❤️

The town itself is bursting at the seams with beautiful historic buildings, which we here in the office think are simply incredible. Pair these with the amazing array of flowers throughout the town, the bunting and, of course, the picturesque lake, and there’s plenty to love.

And if that wasn’t enough, we’re surrounded by some of the most fantastic countryside, including the Wye Valley, the Malvern Hills and the Forest of Dean. 🌿

We also have a wonderful community here in Newent, with people regularly coming together and working hard to put on local events that help support our local businesses. The recent Newent on Sea fun day put on by Newent Celebrates was a particular success!

So really, Newent sells itself… but please don’t tell our boss we said that, or we might all be out of a job! 🤫

On your marks, get set... GO! 🏅

This week we've been quick off the starting line, both in and out of the office.

In sales, Andy has been putting in the miles chasing solicitors, buyers and sellers to help keep transactions moving towards the finishing line. We all know that buying and selling a home isn't always a sprint (sometimes it's more like a marathon!), but we're determined to keep the momentum going every step of the way.

Meanwhile, away from the office, Natalie took the Smiths winning attitude to the mums' race at sports day. Rumour has it she may have pulled a hamstring chasing gold... but luckily it hasn't slowed her down when it comes to finding landlords their next tenants!

And let's not forget Alison, our very own head coach! Working fast behind the scenes, she makes sure the paperwork is in order, the bills are paid and the accounts stay on track. Every winning team needs someone keeping score... ours just happens to run on cups of tea, Post-it Notes and a calculator!

Did you know? Estate agency is a bit like sports day... there's plenty of running around, a few hurdles to overcome, the occasional baton to pass (usually to a solicitor!), and everyone is aiming for first place!
While we're not measuring our 100-metre sprint times, we are constantly keeping an eye on the local property market - tracking buyer demand, rental trends and sold prices to make sure our clients stay one step ahead of the competition.

📢 Calling all tenants – when was the last time you checked your Smoke and Carbon Monoxide Alarms?

This week we reached new heights… well, Natalie certainly did as she spent plenty of time up and down ladders testing those all-important smoke and carbon monoxide alarms!
Here at Smiths, whenever we carry out one of our regular property inspections, we make it a priority to test every alarm. Why? Because it takes less than 10 seconds to press the test button, and we just LOVE hearing that reassuring beep to let us know everything is working as it should.

Did you know?
Landlords are legally required to:
• Install at least one smoke alarm on every storey of a rental property used as living accommodation.
• Install a carbon monoxide (CO) alarm in any room containing a fixed combustion appliance, such as a gas boiler or wood burner.
• Test all alarms on the first day of a new tenancy.
• Repair or replace any faulty alarms once they have been informed.
And tenants?
It is your responsibility to check your alarms regularly, with the Government recommending once a week. Also, If you discover that an alarm isn't working properly, you need to inform your landlord or letting agent straight away!

🍪 Biscuit ready? ✔️
🚨 Smoke and carbon monoxide alarms? Go and test those too! You'll be finished before the kettle has even boiled!

🔑 Behind the Keys with Smiths!

Another week done...and phew, what a week it's been in that heat!☀️ We hope all our clients, customers, and everyone in the local community have managed to stay cool, find some shade, and, most importantly, stay safe during this spell of extreme weather.

Here in the office, the fans have been working overtime, and some of you may even have spotted the sheet across our window display (a genius idea from Alison!) to help keep some of the heat out. And, of course, there has been ice cream in abundance -🍦doctor's orders... well, actually, the boss's!

But as they say, the show must go on! Thankfully, Andy has had the luxury of hopping back into the air-conditioned car to recover between appointments as he's continued to be out and about in the heat carrying out viewings, valuations, and property inspections across the area. No matter the temperature, we've been determined not to let a single client or customer down. We think he's more than earned a nice, ice-cold beer this weekend! 🍺

Did you know? New-build homes with large south-facing windows or conservatories can become significantly hotter than the temperature outside, especially during a heatwave. So, don't forget to check in on your new built friends.🏡

With that hot, hot, HOT week now behind us, we're looking forward to doing it all again next week... just with a few degrees less and a little less sweating! 😅
