With the World Cup now fully in swing, we’re all wondering… is football finally coming home?! ⚽🏆 While the nation dreams big, we’re celebrating some home wins of our own!

We’ve recently sold 2 properties within the first 48 hours of listing! 🎉 That’s always our aim (with a sprinkle of luck, of course 😉), and we’re loving the positive energy all around.

🔑Behind the Keys with Smiths: Maintenance Matters!

Property maintenance isn’t just about keeping tenants happy (although that certainly helps!) - it’s also an important legal responsibility.
No two weeks are ever quite the same in the office, and this week has certainly kept us on our toes. From leaking pipes and blocked gutters to stubborn window hinges and even reports of birds taking up residence in an attic, it’s safe to say property management is never dull!
Thankfully, we’re lucky to work with a fantastic network of trusted tradespeople who are brilliant at tackling jobs big and small, alongside landlords who genuinely want the best for their tenants. Teamwork really does make the dream work… even when the dream involves chasing a rogue drip or persuading birds to move house.

Did you know there are expected timeframes for landlords and letting agents to respond to maintenance issues?
🔴 Emergency Repairs (within 24 hours)
Issues posing an immediate risk to health, safety, or the property should be addressed as quickly as possible — typically within 24 hours.
🟠 Urgent Repairs (within 3–7 days)
Problems that significantly affect comfort or may worsen if left unresolved should usually be dealt with within a week.
🟡 Routine Repairs (within 14–28 days)
General maintenance concerns should be completed within a reasonable timeframe.

And, of course, that’s all alongside keeping on top of the ever-important compliance requirements that pop up throughout the year - because in property management, there’s always something to keep us busy!

🔑 Behind the Keys with Smiths!

We’re excited to launch our new weekly lettings and sales blog - Behind the Keys with Smiths.

Each week, we’ll be sharing the latest lettings news, market updates, landlord tips, tenant advice, local property insights, and a behind-the-scenes look at life in lettings and sales.

And what a great way to kick things off as we approach the end of May — phew, what a month it has been!

With the new Renters’ Rights Act coming into force on the 1st of May, it’s been all hands on deck here in the office as we’ve worked hard to support landlords and tenants through the changes. From answering questions and carrying out audits to navigating new processes and, most importantly, ensuring all our tenants have received the government-issued information sheet, it has certainly kept us busy!
Did you know this new legislation is the biggest shake-up to the private rented sector since the late 1980s?

Now the hard work’s done (for this week at least!), we think we’ve earned a well-deserved drink in the sunshine ☀️
