Big plans for this year!

Our architect is just working on final tweaks before we submit for planning permission, but this is pretty much what we have agreed on. The only thing we haven't 100% decided is if we'll add the extra shower room in the dressing room.

The plan is to get everything done apart from the back extension this year. Which we're currently confident is doable!

Swipe for what the current floorplan looks like! Turns out that the downstairs bedroom doesn't meet building regs as a habitable space, due to it only having a single wall construction... so another job to add to the very long list is to make it a double wall construction!

We got the valuation in at £160k 🎉!

You've seen plenty of pics & videos from the previous posts, but here is what we did with the floorplan to help get this significant bump up in value over an 8-week period.

Did this on a bridging loan, so just going through the refinance now to get it onto a BTL mortgage and pull some cash out. Just waiting for things like gas, electric and final legal fees to do the exact numbers, but we are comfortably looking at a 20%+ return on cash invested (despite the refurb going over budget!)

Huge thanks again to Camilleri Property Services team for the the hard graft to get this project over the line 🙌🏼

Our excited tenants are ready to move in first thing tomorrow!

We hope they'll be very happy in their new home!

We bought this property 8 weeks ago and are very grateful to the team that have turned this round for us. As with every project there were unforseen challenges, but Camilleri Property Services have been awesome & dealt with it all!

Sneak peek to final finish... bit of snagging to get done this weekend & it will be ready for our tenants to move in on Monday!

Met the surveyor today, the valuation looks promising, he said he's valued a few properties on the same street & said we've done a really nice job. We'll find out next week what the number is!

Heading into the final week of the project and the Camilleri Property Services team are on track to get it all finished 💪🏼

Love the difference a good jetwash makes to the outside.
Fire doors are on.
Flooring is booked in to be fitted on Wednesday.

Back on Friday to meet the surveyor for the valuation and for the letting agents to do the inventory, so final pics coming on Friday!

Progress pics!!! It's all coming along!

We're now home from another 2 full days working on the garden & have just finished washing all the paint, pebbles & dust out of our hair! 😄

Lots more clearing out, we're now onto the 3rd skip!

Chris spent most of the weekend fixing loads of rendering & leveling out the concrete so that we could lay the astroturf today.

Lots more painting done including the whole shed, outside windowsills & front gate.

The builders were on site progressing things along too as we head into the final stages of the project.

We think this is our last dry weekend, so next weekend will mostly be putting the finishing touches & jetwashing the outside as well as starting to clean inside.
