There was a period where properties seemed to sell almost overnight. Buyers were offering over asking price, viewings were fully booked within hours and sellers could often achieve figures they never expected.
That market existed — but it is important to recognise that the Newport property market today looks very different to the one we saw in 2021.
Over the last few years, mortgage rates and household costs have increased significantly. Buyers are now much more careful about what they spend and far more selective about the properties they choose to view.
People are comparing more homes, negotiating harder and taking longer to commit. Buyers still want to move, but they are looking closely at value and making far more considered decisions than they were during the peak of the market.
This means presentation matters more than ever.
In a competitive market, buyers often make their first judgement within seconds of seeing a property online. Poor photography, cluttered rooms, tired décor or unrealistic pricing can quickly push buyers onto the next listing.
The reality is that buyers now have more choice. Across Newport, stock levels in many areas are higher than they were during the property boom, meaning sellers need to work harder to stand out.
Being slightly overpriced might not have mattered in 2021.
Today, it absolutely can.
