Your home deserves more than a phone snap 📸 and a prayer. 🙏

Buyers decide in seconds. Before they read a single word, before they ever meet you, your photos have already told them whether your home is worth their Saturday. So why do so many homes still go to market with dark, rushed pictures that make a lovely room look like a crime scene. Presentation is not vanity. It is respect for the home, and it is money in your pocket. Staged homes in the UK sell for thousands more, and far faster, than homes left exactly as they are. Twilight photography on its own can double the number of people clicking on your listing. When you move with a Personal Estate Agent, marketing is not an upsell, it is the minimum standard. What does a typical day actually look like as a self-employed estate agent?

It's a question we understandably get asked quite a lot.

Many people see the property photos, videos and sold boards, but there's a huge amount that happens behind the scenes. From valuations and viewings to sales progression, chasing solicitors, speaking with buyers and keeping chains moving, no two days are ever quite the same.

Here is the uncomfortable truth most agents will dance around to win your instruction. Overpricing your home does not protect its value. It buries it.

Homes are taking longer to sell across the UK right now, and a big reason is asking prices set too high on day one. The numbers are brutal. A home that has to be reduced typically sells for around 84% of its original asking price, takes roughly three times as long, and is far more likely to fall through.
Price it right from the start and you are around 40% more likely to actually sell through the agent who got it right.
So if I give you a number you did not want to hear, it is not because I value your home less. It is because I respect it, and you, too much to set you up for months of silence.
We would rather tell you the truth on day one than apologise on day ninety. Honest pricing is not pessimism. It is strategy.

People think our job is selling houses. It is not. It is helping someone close one chapter of their life and open the next. The kitchen where every birthday cake got made. The doorframe with the pencil marks showing how fast they grew. The garden that took ten summers to get right. That is what is actually on the market, and it deserves to be handled by someone who understands that, not processed like a parcel. When you move home with a Personal Estate Agent, one person carries that weight with you, from the first valuation to the day you hand over the keys. No call centres. No being passed around. Just someone local who treats your move like it matters, because it does. Property sold properly, by a person who gives a damn.
