Surveys find damp and mould. Better you find it first.

Selling your rental property? Check for damp and mould before buyer surveys do.

Common spring selling issues:
✓ Mould on walls, window frames, ceiling corners
✓ Damp patches around windows and external walls
✓ Blocked gutters causing water pooling
✓ Degraded window seals and poor ventilation
Buyer surveys identify all of these. Buyers then withdraw, renegotiate prices, or demand repairs. Mortgage lenders may refuse lending until resolved. Inspect thoroughly now. Address minor issues immediately. Get professional assessments for significant problems.

Fresh listings move fast. See them first or miss out!

Fresh listings generate immediate interest. Here's why they move fast.

Properties just hitting the market attract viewing requests within hours when priced right. First viewers get advantage before competition builds. Well-priced, move-in ready homes don't stay available long in spring. Register for alerts. Respond within hours, not days. View with mortgage approval ready.

Home improvements done? Check if you've got the right certificates.

Done home improvements? You might need paperwork you don't have.
Most improvements need building regulations approval:
✓ Structural alterations (removing walls)
✓ Extensions and conversions
✓ New bathrooms or relocated ones
✓ Electrical rewiring
✓ New heating systems
Missing certificates cause sale delays or collapses. Buyers' solicitors request them. Retrospective approval costs significantly more. Check your paperwork before listing. Undocumented work creates expensive problems when selling.

EPC ratings: understand yours before you buy

Can't rent or mortgage a property rated F or G anymore 🏠 EPC ratings run A to G. Since 2020, rental properties need minimum rating E by law. Many mortgage lenders won't touch F or G ratings either.

What the ratings mean:
A-B: Highly efficient (rare, usually new builds)
C-D: Good efficiency, reasonable running costs
E: Legal minimum for rentals, acceptable for mortgages
F-G: Cannot legally rent, difficult to mortgage

Common upgrade costs to reach E:
Loft insulation
Cavity wall insulation
Boiler replacement:
Double glazing
Costs vary based on property size and current condition. Most properties need combination of upgrades.

Why it matters:
>Buying F/G rated property? Factor upgrade costs into budget.
>Selling rental property? Must be E+ before letting.
>Getting mortgage? Lenders assess running costs and resale value.
>EPC certificates are valid for 10 years. Check rating before buying any property - upgrade costs can surprise you.

Smart features buyers want: practical, simple, valuable

Smart home upgrades aren't all equal when selling.
What buyers actually want:
Smart thermostats → energy savings they can see
Video doorbells → security meets convenience
Smart locks → keyless entry that just works
Basic smart lighting → easy ambiance control
These show up repeatedly in buyer requests. Properties with them tend to attract interest faster.

What makes smart technology valuable:
Simple to use from day one. No complicated setup required. Solves real daily needs - comfort, security, energy costs. Easy to keep or remove.

Think practical over impressive. Smart thermostat that cuts heating bills? That's a selling point. Over-complicated whole-home system needing IT support? Less appealing.
Best approach: add technology that enhances everyday living. Security, energy efficiency, convenience. The upgrades buyers can immediately understand and appreciate.

Everyone lists in March. Smart sellers get their property valued in February🏡

Spring's the busiest time for property sales. Which means March is when every estate agent's diary fills up, every vendor lists simultaneously, and buyers have dozens of properties to choose from.

February valuations mean:
📍 First choice of listing dates
📍 Time to prepare property properly
📍 Photography scheduled when you want it
📍 Listed before competition peaks
📍 Realistic pricing based on current market

March rush reality:
Estate agents stretched across multiple listings. Buyers comparing 20+ properties. Everyone competing for the same buyer pool.
February = preparation time. Get your property valued now, decide your timeline, list when market conditions suit you.
Properties that sell fastest are ready before buyers start seriously searching. Not scrambling to catch up.
