While there is a lot of focus on new rental laws, a major change to how you report your income has officially begun. Making Tax Digital (MTD) for Income Tax is now live for many, and it’s a significant shift from the old once-a-year Self-Assessment.

The key facts you need to know:
πŸ“… The Deadline: If your gross rental income (plus any self-employment income) is over Β£50,000, you are now required to keep digital records. Your first quarterly update is due to HMRC by 7th August 2026.
πŸ”„ Quarterly Reporting: Instead of one annual return, you must now send a summary of your income and expenses to HMRC every three months.
πŸ–₯️ Software is Mandatory: You can no longer use the HMRC website to type in your figures manually. You must use HMRC-compatible software or "bridging software" if you prefer to stick with spreadsheets.
