Does a tourist licence automatically make an apartment suitable for short-term rental investment? Not necessarily.
During a current property search in the Marbella area, I've been checking the tourist-rental position of every apartment before it reaches my client's shortlist.
The results show just how complicated the issue has become.
An existing registration may not be what it first appears. A Community may still permit tourist rentals but impose minimum stays or additional charges. And a Community considering a ban may ultimately decide that better regulation makes more sense than penalising every owner because of problems caused by one.
And this isn't relevant only to professional investors. Many second-home owners in Andalucía use short-term rentals for just a few weeks or months each year to help cover their annual running costs.
