If you are a landlord, or thinking of investing, then joining a Landlord Association could be a good idea.
A few years ago ZebraInvest joined the Eastern Landlords Association..
With membership, it includes the latest tenancy agreements, commercial leases, garage rental agreements.. All to keep you in check.
They also include HMRC tax investigation insurance too, so if you have a knock on the door, they can help you out with assistance.
With ELA they also have a Zoopla account - and will advertise your properties to rent for free too.
And lastly (and most importantly) they have an annual meeting with lots of snacks (lunch) and a whole load of professionals all come together...
Worth the £70 a year? I think so.

At Riverbank Vista we are building the flats using a timber frame.. to do this we need a scaffolding down both sides of the property so that the party wall can be rebuilt.
To do this we need a scaffold licence, basically an agreement to say all parties are happy having scaffolding on their premises.
Here we're drafting the licence (thanks Ashley Roe) so the scaffolding can go up later this month.

Typically most lettings agents simply change the price to attract tenants.
I've been using AM Living for the last few years to rent out and look after 72 Caernarvon.
They are excellent, by staging rooms, adding soft furnishings and taking excellent photos.. more people come and view, so we can get the best tenants - and tenants who get along with each other.

Have you ever wondered...
How did that house get that name?
Or that's an odd door number?

When you apply for planning permission for new houses or flats, once planning is granted you approach the street naming department.
At Norwich City Council theres a lovely lady called Kay who does this.

You propose a selection of names and door numbers, the street naming officer will then decide if that door number or name is appropriate.

So.. 5a Highlow Road is called Juniper Cottage.
34 Yarmouth Road is called Riverbank Vista.
At Orchard Street is just 2, 4 and 6 Orchard Street.

Next one to apply for is 74 St Faiths Lane.. Fun Fair House has a good ring to it.
Any other ideas?

Incoming.. Anglian Water 🚰 have headed out to 34 Yarmouth Road to mark out where our incoming water main for the flats shall go.
There's two options... and got good reason.
If we can dig 1 trench that can house the water main, electric and broadband, there's less building work.. and hopefully just the one road closure.
The building will have a whopping 62mm water pipe coming in, so there should be excellent water pressure in every shower 🚿🛁

Buying Groups..
Are they worth it?

Worth the cost? Or the hassle?
Theres a couple landlord buying groups out there.
Personally I’m a member of the Private Landlord Buying Group, which is £40 a year and you can use for as many properties as you like
Then there is LNPG which is £199 + VAT per year – with a guarantee that if you don’t save your membership cost in the first year, they’ll give you a second year for free.
The idea of a buying group is simple.
They agree contract and trade prices on your behalf, typically way below what you’d be able to agree with most merchants.
Whether it’s paint from Johnstones or Brewers, Tiles, Kitchens from Wren Contracts or Kitchen Kitchen, Boilers from City Pluming.. They cover it all.
Typically you will have a membership card or a document detailing all of the suppliers, you visit or call them up, give them your code – and now you’ve accessed the lower pricing.
I’ve gone a step further and had their pricing terms placed on my accounts, so every time a trade needs materials – they are at the low low price agreed.
Is it worth it. Hell yes.
Just by buying a couple tubs of paint a year my membership to PLBG is saved. Then boiler prices are far better. Bricks are cheaper. Wood is better than typical diy stores.
And.. all the suppliers deliver.

Building design is something that's usually over looked.. being price led, rather than design. Funfair House will be an industrial and Funfair mix. He's some of the external materials.. she's going to be pretty when she's finished.
