Ivory House has been moving along nicely. Four of the flats are almost completely decorated.
So the last of the kitchen appliances, baths and toilets can be fitted.
In flat 1 progress is being made with the basement, walls are going up, plumbing going in, so soon we shall have three bedrooms and two bathrooms.
We are just waiting on the tilers to get in to site for 4 bathrooms to be finished.

Over at Riverbank Vista, the decorators are getting flat 4 ready for doors, skirting and Architrave.
The kitchens in flat 5 and 6 are in.
And.. in good news we have two buyers itching to come take a look around.

Over at Orchard Street, materials are arriving on site, ready for the brick layers to get windows 🪟 and doors 🚪 fitted. The blockwork walls are being topped and levelled ready for the light steel frame.
In just a few weeks we shall be looking at three houses!

Over at Riverbank Vista a big milestone has been achieved, the final paint colours are drenching the loft flats. Hopefully this week 2 of the flats will be painted - ready for viewings.

If you are a landlord, or thinking of investing, then joining a Landlord Association could be a good idea.
A few years ago ZebraInvest joined the Eastern Landlords Association..
With membership, it includes the latest tenancy agreements, commercial leases, garage rental agreements.. All to keep you in check.
They also include HMRC tax investigation insurance too, so if you have a knock on the door, they can help you out with assistance.
With ELA they also have a Zoopla account - and will advertise your properties to rent for free too.
And lastly (and most importantly) they have an annual meeting with lots of snacks (lunch) and a whole load of professionals all come together...
Worth the £70 a year? I think so.

Along with one of our Investors, we've just picked up keys to Ivoey House.
A listed building suffering from zero maintenance for years.
From trees growing in the walls to rain water ingress.
It'll be a busy transformation.

At Riverbank Vista we are building the flats using a timber frame.. to do this we need a scaffolding down both sides of the property so that the party wall can be rebuilt.
To do this we need a scaffold licence, basically an agreement to say all parties are happy having scaffolding on their premises.
Here we're drafting the licence (thanks Ashley Roe) so the scaffolding can go up later this month.

Thanks to Simon Grant Gallott and Positive Media Marketing we've now got A1 and A0 prints for our site plans at Yarmouth Road.. along with Iron Bru the team have the tools to build the project!
