A lovely message to receive from a recent survey client. ⭐

After booking a RICS Home Survey Level 3, the inspection was brought forward, completed, and the final report issued the following morning.

Buying a property can come with a lot of moving parts, so clear communication and a timely report can make a real difference to how confident someone feels in the next stage of the process.

This feedback was a kind reminder of the work that goes into each instruction, from arranging the survey and completing the inspection, through to quality assurance and getting the final report safely to the client.

For our Valuation & Survey team, being on site is an important part of understanding a property properly — from its construction and condition to visible defects, maintenance concerns and the wider setting.

That matters because professional valuations are not based on assumptions, asking prices or hoped-for figures. They are based on evidence.

A valuation may come in lower than expected for several reasons: market evidence may not support the anticipated figure, comparable properties may differ, condition or specification may affect value, or local demand may have changed.

Not one, not two, but three new starter posts this week at Watsons property, and we’re pleased to welcome Martyn Lawlor to the team. 👋

Martyn joins us as a Surveyor and Registered Valuer, and is based in Birmingham, bringing a strong background across residential surveying, mortgage lending, underwriting and financial services operations.

His experience includes residential inspections, valuations, and reporting in line with RICS and lender requirements, alongside a detailed understanding of risk, lending criteria and the wider mortgage process.

Martyn is AssocRICS accredited, a Registered Valuer, and is continuing his professional development towards MRICS status. His methodical approach and experience working with high-volume workloads will be a valuable addition to the team.

Martyn's appointment marks an exciting milestone for us as his arrival reflects our commitment to expanding our surveying services across the West Midlands ensuring we are best placed to offer our services across this part of the UK.

Watsons Property will be back at The Royal Norfolk Show this June. 🌾

We’ll be exhibiting in the Norfolk Chamber Business Zone on 24th and 25th June, joining a brilliant mix of local businesses, visitors and professionals across the two days.

It’s always one of the best chances in the calendar to get out from behind the desk and speak to people properly about their homes, rental properties, managed buildings, future plans and the property questions that are easier to talk through face to face.

Our team will be there to talk about Valuation & Survey, Lettings, Block & Estate Management, as well as the practical property questions that often come up when people are making decisions about homes, buildings or managed developments.

The starter posts keep coming at Watsons, and we’re pleased to introduce Matthias Auton to the team. 👋

Matthias joins us as a Trainee Surveyor, bringing a developing background across residential valuation, building surveying, property inspection and lettings.

He is currently completing an MSc in Building Surveying with UCEM and is working towards Associate membership of RICS. His experience includes supporting mortgage valuations, Level 2 Home Surveys, defect inspections and measured surveys.

With practical experience across both surveying and lettings, Matthias brings a well-rounded understanding of residential property and client communication.

We’re pleased to have him on board and look forward to supporting him as he continues to develop his surveying career. 🏡

We’re pleased to welcome George McDermott to the Watsons Property team. 👋

George joins us as a Surveyor and Registered Valuer in our East-South region, supporting our Valuation & Survey work across the area.

His background spans valuation, surveying, and estate agency, giving him a well-rounded understanding of residential property and the wider sales process, with recent experience delivering RICS Level 2 surveys and mortgage valuations for secured lending and buy-to-let.

George is AssocRICS qualified and has a strong grounding in building pathology, client communication and residential reporting. He also holds Domestic Energy Assessor accreditation and has completed retrofit assessor training, bringing additional knowledge around energy efficiency and modern housing requirements.

We’re delighted to have him on board and look forward to seeing him settle into the team. 🤝
