Managing several rental properties needs more than separate updates on each tenancy. 🏡

For multi-property landlords, choosing a letting agent is about how consistently the whole portfolio will be supported.

Before choosing an agent, it is worth comparing:

• service level

• compliance tracking

• communication

• maintenance

• rent collection

• arrears processes

• fee transparency

• portfolio oversight

The lowest headline fee is not always the clearest measure of value.

The better question is how the service will work across every property, and how much day-to-day involvement the landlord wants to keep.

Landlords now have clearer dates for the new rental property register. 🏡

The service is due to start rolling out across England from 15 December 2026, beginning in the West Midlands.

For properties in the East of England, the registration window is expected to run from 15 January 2027 to 14 April 2027.

The expected fee is £65 per property, per year.

Landlords are likely to need details about the property, tenancy, rent and key safety documents, so it is worth checking now what information is already in place and what may need updating.

Watsons Lettings can support landlords with tenancy records, safety documentation and property management processes as the next stage of Renters’ Rights comes closer.

A valuation is not always the same as a market estimate, estate agent appraisal or mortgage valuation.


Some situations may need a more detailed professional valuation, especially where the figure needs to be supported by evidence and prepared for a specific purpose.

That could include probate, tax, matrimonial matters, shared ownership, secured lending or portfolio decisions.


The value matters, but so does the work behind it: the method, evidence, local market context and professional judgement used to reach it.

🙋‍♀️ Hands up… who forgot to check their gutters over the long, hot summer? ☀️😂

After what felt like approximately 100 years without a proper drop of rain, we finally have some! 🌧️ (a lot in some cases!)

Which is fantastic news for the gardens, the grass… and absolutely nobody’s gutters. 😬

All those leaves, twigs, moss and general summer debris that have been quietly minding their own business up there are now getting ready for their big moment.

And when the rain arrives, your gutter might suddenly decide it would rather be a water feature than a gutter.

The video shows an extreme example of what can happen , but blocked and neglected gutters are something our surveyors are seeing a lot of at the moment. 👀

Because the only thing worse than forgetting to clean your gutters is discovering they’re blocked… when it’s absolutely hammering down. 😅

A reminder that applications are now open for new cladding funding for eligible residential buildings under 11 metres in England. 🏢

This is an important update, but eligibility is not automatic.

The scheme is focused on certain buildings where relevant cladding fire-safety risks are identified, and applications will need the right supporting evidence.

For responsible entities, the priority is preparation:

• review the guidance

• check what evidence is available

• confirm who will lead the application

• understand the building’s position while the application window is open

The window is limited and closes on Friday 9 October 2026.
