Do you ever get fed up with estate agents over valuing property! It’s a bit like politicians saying they are going to fix everything and just can’t deliver because as a nation we are living beyond our means and they can’t be honest with the electorate. It’s about time estate agents and politicians for that matter were honest and just tell you what your property is really worth. In both cases, trust tends to come from honesty rather than salesmanship. Sometimes the most valuable person is the one willing to say: “This is the realistic figure, even if it’s not what you hoped to hear.”

House prices aren’t rising right now; I can see it firsthand and feel it in the market. It might not be scientific, but after doing this job for so long, you get a sense of when confidence dips.

Its is not just me, according to Land Registry, house price growth has slowed putting the average house price down 0.3% to £268,421.

I’ve had applicants book viewings only to cancel almost in a panic, as rising mortgage rates make everything feel that bit more difficult.

It’s not the message people want to hear, but the upside is that nothing lasts forever and we’ve been here before. The key is realism. Vendors who price sensibly are still attracting offers.

And the most important point, it’s all relative. You might sell for a bit less, but you’re also buying for a bit less too.
