As of 1st May 2026, the biggest overhaul of the private rented sector in a generation is now live.

With the Renters’ Rights Act, landlords now face more risk. The result? They’ll be demanding guarantors.

Who benefits? Perfect Tenants or those whose parents own homes they can get a family member to back them.

But who loses? People from deprived areas, tough backgrounds, or lower incomes. They’ll have to pay for costly rent guarantee services an extra price just to secure a home.

This Act was put in place to protect tenants but has created yet another unintended consequence.

If the Renters’ Rights Act makes it harder and riskier for landlords to regain possession…

won’t the real result be that landlords become far more selective about who they rent to?

Does that mean:

•Fewer landlords willing to take a chance?

•Less flexibility for people who are self‑employed, recently separated, relocating, or rebuilding after financial difficulty?

•More “perfect tenant only” criteria?

If access to housing shrinks for anyone seen as even slightly risky,

is that really improving fairness or just quietly locking more people out of the private rented sector?
