Fire Saftey in HMOs whats happening???? π₯
Seems nobody can answer. Why?
Because there is a grey area in the regs. Nothing shows in them about HMOs!
Are they a dwelling? or class of their own? So what document do you use to assess them? ADB V1 or ADB V2.
The answer is both.
Building Control will ask your architect & contractor to design and build to either.
The key is - how do you justify it.
We have gone through the marshes with all sorts of HMOs and Building Controls.
Cookers in rooms? LD1 or LD2 systems? Means of escape? Wall build ups?
Can you believe that the regs will state 60min fire resistance to walls but allow 30 min resistant doors?
Make sense? No.
This is why you need an experienced designer and most importantly, a fire specialist who can provide you with a strategy for Building Control.
I get it a lot from developers or landlords/ladys where they don't want to get one.
Get one. Sui Generis - larger HMOs its a must.
We met with a fire inspector on site to go through one of our cluster flat HMOs with 20 bedrooms. 25 occupants.
Great visit. They have only made small adjustments.
But for you, it might change and cost you a few pound coins £££.
Save your self the trouble, time and money.
