Some people are sceptical about working with Portfolio Builders or property sourcers, so I thought I'd lay out a few of the benefits.

We work on a bespoke basis, having trusted, long-term relationships where we help build portfolios for our investors. We plug the gap in time and knowledge so you can sit back and reap the rewards of having an expert on your team.

Also...we don't just keep the best deals for ourselves! If only we had the cash to keep all those opportunities!!

We could list probably 30 and sometime we may do that..however for now these are a few examples ..from both well known and maybe a not so well known author!

✅James Clear (Big believer in habit creation)
✅Rob Moore (generally love a lot of his written and digital content)
✅Robert Kiyosaki (who hasn’t read this!!)

Vision boards…what does yours look like?

For us..we aren’t great at documenting our wants and the future selfs we want to become 😬…but we sure know 😄

We are pushing to create a life where we can;

⏰ Earn time to spend with our family as and when needed in the future especially as they get older and require terrible DIY skills and even worse baby sitting 😂😂

🐶 Have our energetic dog that’s fully trained and have time to make the most of him 🤗

🏕️ Motorhome our way to the European spots where and have yet to explore….running our income from a different location when needed and not feeling pressured into “annual leave”

🏖️Split our time between the Midlands and our beloved Cornwall in our 10 -15 years from now, hopefully holding a successful SA down there to pay for the privilege 😉

⛄️ Spend more time exploring snowy sights in Europe and Canada 🇨🇦

⛰️ Work our way towards a potential Peak District home / relocation when the kids start to migrate, still giving us great access to our key areas of Nottingham and Derby but countryside, walking , awesome cycling on the doorstep and a more pure way of being. Also a special place for the kids to return to 🚀🚀

For us..we’ve lots of adventures planned. Maybe our board lacks materialistic desires..but for us time back, working purely on our terms and being flexible about where that happens is how we want to live out our life.

Yes you grow by making mistakes, it’s called learning I think…🤔😂

But they can be painful at the time.

This is an example of a mistake we made back in the day..our nice little 2 bed BTL full of sh ! and why?

🤦‍♂️ We became too trusting and didn’t prioritise the inventory!

👨‍👩‍👧‍👦2 young kids
👔Busy jobs
🏠Not a focus on property
😇Naively trusting others

We dropped the ball..and we had to pick up the pieces!!

Did we learn ..yes!

✅Now we use inventories as an insurance policy, probably pay for formal check ins more often than we need!

✅We self manage, so WhatsApp groups for each property, issues get reported and dealt with real time and we really work to provide a rapid turn around for any issues!

Sometimes in life it can feel like your getting in wrong more times than right..but providing your not repeating the same mistake your always moving forward!

..this property was bought almost at the peak of the previous cycle 😬…not the best investment, but is it the worst?

Its been all the way down and all the way up 🎢 (prob more like £150k now)

So if your a new investor;

💰Get comfortable with doller cost averaging (article at the bottom)

💪Stress test your deals realistically

❌Never be a motivated buyer

🔄Plan multiple exits (Rent, Flip, SA etc)

⏰ Don't wait for the perfect time

Mondays got to be the best day of the week?

Fu*ked up last week? Chance to right the wrongs and go again!

Missed those runs, slipped off the wagon on food choices..clean slate tomorrow!

Even if you hate Monday and your planning how to exit the 9-5..Monday is the day when you can start to implement that plan!!

We always find the weekend a great time for IRL manifestation..talking about the business and future plans , walks in our favourite spots to live one day, sharing this with our kids as well

This isn’t one of those rise early bullsh&t posts, you do you..ans anyway is a great day for working towards your goals and leaving behind any learns to go again..but the weekend reposition for us makes Monday special

What’s your why?

We follow some brilliant property and non-property entrepreneurs who have their “why” nailed!

Vision boards, little moments reminders..they are clearly always working towards it, absolute clarity.

For us , this is our why! The world is a turbulent place..more than ever it’s important to us to set an example to our kids of how to get want you want and desire and that you can create that if you wish.

For us our desire is to create a fruitful future for us, for our children..to give them a knee up, to be able to spend time with them whilst we’re still active and young’ish! To be stable and worry free grandparents if that time comes.

Of course it’s not only about money..time for us is the most valuable commodity, they are mostly linked through 🤷

What’s really interesting is actually most of our clients “why” and vision is often the same, and it’s really nice to be able to share that personal journey with them 🤗

We are Charlotte and Aynsley and - married dynamic duo and together we day to day run .

The Property Bugs (inspired name we know 😜) is a property sourcing company , based in and serving Nottinghamshire in the East Midlands.

Our niche is portfolio building - our typical client will be a busy and highly liquid professional, based outside of the area, who knows the value of property as an asset class but doesn’t have time or knowledge to scale. Sound like you?

We’ve been in property as investors, even starting in the good old days of 100% + mortgages and Northern Rock for those who remember?!

Only in the last 12 months have we decided to progress this and move on from "passive pension self investors" to being perfect profit generators for investors and developers 🤑!!!

So, back to brick refurbs? We’ve done it! Sourced and secured property in areas that have delivered 20%+ capital growth recently? Yep that as well! Yeah but have you dealt with evictions, abandonments, or even major crime scenes? We’ve seen it all!

Nothing to be proud of paying your mortgage off in full, to then struggle month to month in later life due to lack of cashflow 🤔

The residential refinance is one of the most underrated vehicles to kick start / expand your investment journey because;

🎯 You are using untapped potential within your current property that already exists (very little additional work needed to switch on this capital)

📝 It’s often easily accessed with additional borrowing by your existing lender, mostly approved via desktop valuation as well

🧮Its based on income , so less issues around IRC %s

🤸 Often very flexible terms unlike bridging or fixed investor funds (No ERC, repayment / interest only options, flexible on duration etc)

The AVERAGE property value has increased £44k in the last 5 years…even based on the average, you could release £32k of equity (25% deposit factored) that would kick start your investment journey. Maybe combine that with some investors funds ..then 🚀🚀🚀 your off!

If you live in a “not so average” property…then maybe you have seen 44 %% in the last 5 years, think about that…now we are talking 🔥

Corr these headlines can’t make their mind up..

It’s more important now than ever to have a clear head and to be taking information and advice from valued sources…I.e those in the market not those paid to sell headlines!

Yes top line prices In our have not really fallen, however when factoring in inflation we’ve already been experiencing a “silent” property crash and the correction has already been in motion.

As always , time in the market trumps timing the market. Property should be seen as a long term strategy, yes you can make quick chunks of capital through flips , change of use, paper excercises and so on..but for long term wealth the opportunities are the same today as yesterday and tomorrow and so on.

Turn off the news, plug into your local networks (sourcers, mortgage consultants, trades, peers, other investors , mentors) ..and crack on 🚀

Don’t let inflation completely erode you hard earned deposit or refinance funds…An easy admin step to take to ensure you...

An easy admin step to take to ensure your getting a small monthly return.

Of course you could do other amazing things like;

😇 Provide short term secured finance to other investors looking for funds
🏡 Lock it away in a guaranteed rent scheme such as social housing
🚗 Put a deposit down on a GT3 and sell for a profit 🤣🤣

But on a serious note, some of the above don’t give you that instant liquidity.

Offset some of the 6.8% inflation by at worst getting 4% + on your stored cash.

As of Monday we are fully back in action!

Like any business, especially in the early days..things develop and iterate from those dizzy heights of incorporation…and has been no exception.

We are excited to be pushing on in the next sprint from next week , continuing with our “On Demand” sourcing model..as well as drawing up some sexy plans for a new “SaaS” type model in the pipeline (“Sourcing as a Service 😉).

We’ve been working hard behind the scenes on our mission..what we are driven by and how this aligns to our desire to support our local economy , give our investors a unique insight into our “goldmine area” and In return help them plan for a rewarding that can be afforded by wise investing. This will benefit our partners and clients massively.
