Property surveys are often undertaken on the basis of a Homebuyers or level 2 survey. But the surveying industry has a problem, because it would seem that in many cases these surveys are not fit for purpose,
In recent years I have not come across a single person who has had one for these level 2 surveys undertaken, that has understood the defects found, and in many cases I have been asked to ‘interpret’ the report. This cannot be an acceptable situation, where the language used or the scant information provided does not communicate to the person looking to buy a house the condition of the property and any serious issues that may be there.
For this reason, a PlanDwell Property Condition Survey report is always a level 3 type survey for the same or similar cost of a homebuyers report.
Each defect has a;
• Title, so that it can be easily found within the list of defects,
• Description of the Defect, in clear English and without technical jargon, so that the reader can understand the issue and
• Recommendation for Repair, so that they can show this to a prospective builder who will understand what is required to rectify the matter.
• Timescale Recommendation showing how quickly the defect should be rectified.
