Property surveys are often undertaken on the basis of a Homebuyers or level 2 survey. But the surveying industry has a problem, because it would seem that in many cases these surveys are not fit for purpose,

In recent years I have not come across a single person who has had one for these level 2 surveys undertaken, that has understood the defects found, and in many cases I have been asked to ‘interpret’ the report. This cannot be an acceptable situation, where the language used or the scant information provided does not communicate to the person looking to buy a house the condition of the property and any serious issues that may be there.

For this reason, a PlanDwell Property Condition Survey report is always a level 3 type survey for the same or similar cost of a homebuyers report.

Each defect has a;

• Title, so that it can be easily found within the list of defects,

• Description of the Defect, in clear English and without technical jargon, so that the reader can understand the issue and

• Recommendation for Repair, so that they can show this to a prospective builder who will understand what is required to rectify the matter.

• Timescale Recommendation showing how quickly the defect should be rectified.

Many people don't know that if they undertake work on a shared wall with their neighbour, commonly called a Party Wall, they are legally required to adhere to the Party Wall etc Act 1996, updated in 2018.

This does not mean putting a picture on the wall or shelves up, but if say for example you live in a semi detached or terrace house and wanted to remove a chimney breast or take a dividing structural wall out and bear a supporting beam onto the adjoining wall, you are required to comply with this law.

In essence, you are required to give your neighbour formal notice that you wish to undertake the work and they then have 10 days to respond. If they contest the work or do not reply, you are required to appoint a party wall surveyor to act on your behalf who will inform them of their rights under the act and, along with their own surveyor (whose fee your would also be required to pay, but can also the the same surveyor as yours if they agree) attend the adjoining property and inspect their walls in order to review any existing damage, so that they do not claim against you for damage that already exists, but also so that any new damage from your works can be seen and repaired at your expense.

This also applies if you are excavating ground within 3 metres of any of their structures, including their house, walls and sheds and there is a possibility that your excavations will extend below the level of their foundations.

The consequences of not complying with this are that an injunction can be made against you to stop all work if the neighbour takes action against you.

Many people mistakenly consider that when they have a mortgage survey undertaken, this will tell them what is wrong with the property. This survey (sometimes called a drive by) is merely to inform the mortgage company as to whether the property is worth the mortgage being requested for it.

A PlanDwell condition survey however will provide a prospective purchaser with detailed information regarding every defect found in the property, what the recommended remediation is for the defect and how urgently the repair should be undertaken.
