Project: Freda Avenue, Gedling.

Update!

We are soon to be rendering to the exterior of the properties and with the kitchens and bathrooms now installed, will be posting further updates once the developments have been decorated internally and as we near completion.

We are so close to finishing this incredible development, and are over the moon with the results!

Each of our properties have been designed to provide modern day living to couples and growing families internally through the kitchen diner and third-floor master bedroom. But also boasting a location in a perfect catchment area whilst providing public transport and amenities on your doorstep.

DAY 45:
45 days on site, and we are windows away from having 2 houses built! This project is flying, and we are loving every moment of it.

To the exterior of both properties we have installed the roof felt as secondary protection to the roof deck, we have laid the roof tiles and installed the drainage system (soffits, fascia’s and guttering). We have also installed the skylight windows to the 2nd floor master bedroom and ground floor kitchen-diner area.

Inside, we have installed the staircase, insulated the property, finished the plaster boarding to the floor ceiling and walls, screeded the floors and are already underway to second fixing all the technical installations. We are currently waiting on the windows and doors, and will provide you all with an update once installed!

DAY 22:
What a difference a week makes!
After completing the steel framework of both properties only 7 days ago, the UK team have added concrete fibre boarding to the external and internal walls and roof of both properties in preparation for insulation and have screeded the ground floor of both properties. We have also installed the first fix elements of the technical installations, this includes plumbing, electricity, ventilation, heating, and communications to the properties.

To put this development into perspective, to build a ‘traditional’ 3-bedroom property takes approximately 9 months, we at UK are expected to complete 2 x 3-bedroom properties in less than 12 weeks.

Shell Complete!
The Gelts Team are now up to roof level of the development and things are coming along so quickly! With the structural shell now complete, we will now look to seal the external walls and roof of both properties over the next few weeks.
As you can see in the images below, the new owners will benefit from truly incredible views from the master bedroom of the property.

DAY 10:
The Gelts UK team have now completed the installation of the steel framework to the ground floor level of both properties. Scaffolding is now erected around both dwellings to provide us access undertaking the next stage. The Gelts UK team are to now install the ceiling joists, floor joists and steel elements to assemble the first floor, and will repeat the process again for the second floor to make the 3-storey frame complete.

Benefits of Steel Construction:
Stability and strength of the property is embedded within each steel frame. If you are looking to add an extension to the property, the steel frame acts as a weight bearing beam to support the existing structure of the property. Meaning less time, less stress, and considerably cheaper!

DAY 7:
The first stage of the development process has been completed! The site was cleared of debris, gardens have been levelled and digging was undertaken for drainage and foundations. This stage encompasses the installation of all appropriate services such as drains, water, gas, and mains electricity to the dwellings.
As the pictures show, the Gelts UK team have now completed all ground works up to the damp proof course level of both properties, and the concrete foundation is sited under each steel column. Bolts are then positioned in wet concrete to anchor each building and prepare for the next phase.
The Gelts UK Team are now installing the steel fabrications to create the ground floor structure of both dwellings. The images attached hope to provide a better insight into the scale of both properties and the speed in which we can develop a concept to reality.
