That curb appeal! 🤩

When you purchase a property, but can’t even make it through the front gate

This is the year we clear the things that aren’t inline with our purpose 🧹

We bought this 1 bed apartment back in 2018, renovated and moved the kitchen to create a second room 🏡

We wanted to hand this over to a local housing association in 2022 when the tenants moved out, however, being four floors up and no lift, it was not suitable for their tenant types

We’ve done it - Moving out day!🕺

Before Jonah was born, we thought we’d maximise our lending capacity, release some equity and find a project🏡 
.because 2 under 2 sounds too easy!!👶👶

This one needed some skin in the game however, as we realised buying and holding wasn’t getting us where we wanted to quick enough

We bought a sh*tty house, but the draw was in the 3.5 acres of land

The plan was to move in as a family, subdivide the land 1 into 3, sell off the back 2 plots, then renovate the house with the profits, live in it for a few years and then sell the main plot

We negotiated really well on purchase knocking nearly $200k off asking price due to unknown variables we discovered prior to purchase on DD; with the access road being on state land. our TP’s were optimistic we could gain permission for this however

So we rolled the dice 🎲 as we ran out of our contract DD time and purchased, hungry for a challenge 😋

Turns out this is a big No No(!) and we needed to create a new road which only butted up next to the old road, but goes through koala habitat and would require major engineering and earth works as it’s on a slope, hence the reduction in asking price and all correspondence with TP’s lead us to believe we’d get this through

Furthermore, council decided to rezone the land mid project to 16,000m2 to create an ‘environmental precinct or wildlife corridor’, which didn’t come up in the pre-lodgement meeting with council, and was the WHOLE point of the meeting to ensure we could subdivide and carry out our proposed strategy before purchase 🤯 

Many lovely words were exchanged with council through last year and instead of going through what could have been some very expensive fights 💪 with council, have decided to reset, appreciate the lessons in a new territory and move to one of the exit strategies 👉

We did a cosmetic reno and are moving back to our old house, which we were Airbnbing during this time

We certainly got out of our comfort zone with this one 🫠

It’s nice there, but nothing gets done 😂

We’re now more equipped, knowledgeable aaaaaand already planning for the next one 😝

We’re housing a Ukrainian family who moved to the UK following the recent catastrophes in their country 👨‍👩‍👦

The couple have been working for the last 6 months, however are unable to provide a guarantor meaning that they would not pass referencing as they do not meet affordability currently

The government are therefore offering a scheme for families in need of help after leaving Ukraine 🇺🇦

This scheme is done directly through the home office and is something that is offered to families who are coming out of the Homes for Ukraine scheme

Our new leasing and holdings company is born!

At the end of last year we had many goal setting coffee meetings and discussions on how we can scale quicker, larger and house more vulnerable people in temporary accomodation 🤔

✅ Challenge accepted in this market!

It takes us 9-12 months to acquire (with legals), renovate, convert to HMO, make compliant and then tenant each property to a provider ⏱

Housing 5 people in 12 months per acquisition is far but scratching the surface when there’s >500k migrants entering the UK each year and over 1 million people waiting on the social housing list 🫠

We aren’t acquiring enough afforadable housing to make a difference the country needs

We have therefore started a new cash flow business where we rent from existing landlords on a long term company agreement and then lease to housing providers or for short term holiday let’s; cutting the acquisition time, money in and hand over time by up to 75% 👍

This model is a vehicle to generate greater and faster equity, which we will then inject back into the asset company to help our greater mission in providing supported, social and affordable housing stock

An influencing phenomenon and a place which distorts reality 🫠

It’s only natural people want to present the best side of themselves often only showcasing their 10X wins, business achievements, beauty and successes etc

We’ve achieved a bloody lot this year looking back 🫣

…but we are big believers in the full story ✊

Nobody can be successful by just being successful 👈

Period 👆

Without failure, you cannot have success 🚫

In order to have successes, you must be willing to have failures, f**k-ups, disappointments and letdowns

It's a pre-requisite

We FAIL A LOT, but we need to keep going because some of the best lessons, insights and data we’ll ever get are not found in books, audiobooks, podcasts, seminars and workshops

But in straight up EXPERIENCE

We put a lot of pressure on ourselves this year to reach some pretty big goals, which came at a detriment to our relationship 👩‍❤️‍👨

However

Through continued personal development 📈

Failing fast and getting up faster up⬆️

We know what we need to adapt, change and make better

So we can 10X our relationship, family, success, purpose, business and health in 2023 👊

When helping people in two countries is not enough - We need one more! 🇺🇸

We’re spending our time in the US traveling through our maternity leave house sitting peoples much loved homes and fur babies while they’re away holidaying or business tripping 🐶

It’s been really interesting to see how some people live!

Juggling 2 under 2 plus the other responsibilities of course has some challenges

It takes a few days to setup new systems at each sit, find day care for Noah, get used to each pet routine and find our local amenities etc, but it’s been a great way to see some of America and put the remote working lifestyle to test ✅

If we don’t have some sort of pain points though there’s no gain points, so we are learning and growing fast as a family and a business; all whilst giving our little ones a grand adventure along the way! 🏔

We’re also on a bit of a mission too -

We have been working with a very special group of people in the US for a while now where we have been leveraging our knowledge in the UK and Australia to help more people through the housing and living crisis

It’s been great to join our mastermind groups in normal US day time hours and not having to set alarms at 1am 😂

We’re looking forward to making our stamp on the small country in 2023 👊

Personal development is so important to us 💯

In order for us to serve and help others in the best way we can, we have to invest in ourselves 📚

We’ve just finished Tony Robbins virtual Date with Destiny Dec 2022 by logging in from a house-sit in Lincolnton, Georgia whilst still traveling around the US on maternity leave - perfect timing! 😍

6000 people

97 countries

14-16 hours a day, everyday for 6 days finishing at 2am

Definitely had some challenges juggling the little people in daycare and babysits, but we always make things work if it’s important enough to us

90hrs over 6 days was some serious intense training! 🤯

We laughed, cried, danced, bounced and had many great breakthroughs 🔥

S**t got really deep and uncomfortable at times, but it was exactly what we needed to help us grow in ourselves, our relationship, our business and as parents 📈

We unf**ked all our past stories, which have been holding us back from our upbringing and childhoods, and used tools to map out our life to make it fulfilled, energised and successful as possible to achieve our ultimate goals and dreams 🔥

A key takeaway was honing in on our values making us aware of what drives us forward to make life choices

Ultimately you take responsibility for your life by noticing your emotion and how you feel ❤️

This intern creates consciousness and clarity in understanding that life happens FOR you, not TO you 💯

It has led us to this moment

Our VALUES, PURPOSE and MISSION are now clear

We don’t have fear any more

We have only faith, gratitude, love and our true selves 🧘‍♀️

This is the first day of the rest of our lives

To truly be selfless, you have to give without expectation 🤲

It’s the mindset of giving with expectation, which kills everything. It just doesn’t work at all 🙈

Being selfish is the gateway to selflessness, because you learn to take care of your own personal needs first in order to use that as collateral later so that you can really, truly help

I always return to the concept of a life bucket: 🪣

You need to fill it with happiness 😊

I think the right way to do it, is just to spend all of your time to fill up that bucket, and then once you’re totally full, you can then go on the offense and fill other people’s buckets as well

A lot of people don’t have their bucket full, thus, they’re always in the process of trying to fill their bucket as well as everyone else’s and they always fall short

They are never really focused on either and it never works 🫠

You can’t give unless you have something to give; mixing passion with practicality

You don’t help people based on them, you help people based on you 🫵

Therefore, by working on our own projects, financial, health, family, self care, self discipline and knowledge building gains; we will hit our goals of helping and helping big a lot sooner

This is being selfish in order to be selfless 👀

In true Luke and Joss fashion we bought a new home 2 weeks before baby number 2 is due - because having a baby on its own is just not challenging enough! 🙃

With a growing family we realised we needed more space and greenery in our lives, and decided to add value to our existing home, pull money out and search for a vehicle that will propel us forward🌬

Just buying another property and relying on market growth alone wasn’t hitting our goals fast enough, so we needed to find a new home with some serious growth opportunities 📈

Owning your own home is a liability. The goal is to pay it off as fast as you can so you’re not in shackles to the banks for 30 years. In our case; this will free up time to spend with family and capital to invest into more meaningful projects 👨‍👩‍👧‍👦

This will be our biggest project yet 👍

The property is only 5 minutes from our original home set back in the hinterland on 3 acres of land

We got the property under a long contract and knew there was going to be a lot of unknown variables due to its location and strategy, so we had to work fast on due diligence speaking to town planners, meetings with council and advice from our property circles to determine potential development costs, setbacks and establish whether the deal is a go or no go

The plan is to subdivide the land into 3 x 1 acre blocks creating many exists, which will no doubt evolve as we progress over the next 18-24 months, but essentially the main goal is to fully pay off the home and still have funds to go again

Were we crazy to buy at the ‘top’ of the market?! 🫢

This model is manufacturing the property growth and not relying on market conditions

We did our homework and even pulled out of the contract at the end under the due diligence clause due to potential setbacks from the council which the vendors were unaware of

We gave them a new discounted figure to compensate, didn’t hear anything for a week and then they accepted our new offer

Do your homework, bring in the right team and negotiate accordingly

Its better spending a few thousand and pull out of the deal then a few hundred thousand then realise you’ve bought an expensive lemon!
