Last week we were invited to hold a seminar at the Hope into Action Conference, to talk about Yes Lets and we were fully booked! 😬🎉

We spent the morning hearing from tenants across the country and, honestly, what was really heartbreaking but also so inspiring was just how much addiction can take hold of people’s lives and how easily that can happen to everyday people.

We heard so many stories of people thriving when they had the right support around them, but also how easily people can end up back in difficult cycles when support is not quite right, housing is unstable, or people simply feel like another number in the system.

We were asked so many times, “How do we get a Yes Lets in our city?” which was lovely to hear and has us thinking... is it possible?.

Our own tenants,shared their stories of life before Yes Lets and what their lives are like now (thankfully all positive) 🥵

We had lots of laughs, and the Q&A at the end was full of brilliant questions and encouragement.

That was our third time speaking in public and, surprisingly, we are starting to really enjoyed it.

PART THREE
Sometimes people do not need huge interventions, just a little bit of support at the right time to stop things escalating into something much bigger.

We helped Ben out, covered some rent, spoke openly with the landlord, and just tried to work through things together while he got back on his feet.

One thing we really believe at Yes Lets is that a bit of time, honesty and support can go a really long way.

We genuinely love spending time with our tenants, checking in, making sure people are okay, supporting landlords, and trying to find practical ways through difficult situations together.

Because housing is never just about housing 💛

PART TWO

Ben’s story cannot be the only one where people fall behind on rent because the benefits system is not always as accessible or straightforward as it should be.

Ben had worked all his life and had never needed to claim benefits before, so suddenly having to navigate the system felt completely overwhelming.

In all honesty, we did not really know either.

But going alongside him and trying to work through it together just felt like the right thing to do. We also needed to understand what was happening so we could keep the landlord updated too.

Renting properties is not always smooth, but dealing with things together and proactively can stop situations from spiralling into something much bigger.

Listening to Ben tell his story is such a reminder that life can change so quickly, especially for single men.

You can just tell he genuinely cares about every single person who sat in front of him and was there for all the right reasons.

These figures are shocking…

£5.5 million per day in London.
£5.6 million per year in Nottingham.
£2.8 BILLION per year across England.

All spent on temporary accommodation.

And whilst emergency accommodation is absolutely needed, surely we have to ask…

Is this really the best way to spend this money?

Especially when it is not a long-term fix, just an incredibly expensive plaster over a much bigger problem.

What if even a fraction of this funding was redirected into genuinely affordable, stable housing and homelessness prevention?

Would we spend less in the long run?

Yesterday we were invited to London to join a discussion with housing leaders, funders and policy makers about the growing pressure across the housing system.

One thing that really stood out is how often landlords are blamed for rising rents, when the reality underneath is far more complicated.

Interest rates, mortgage costs, lender stress testing, insurance, repairs and compliance costs have all risen sharply over the last few years. Meanwhile, LHA rates have not kept pace with the real cost of providing housing.

Landlords are told by lenders the minimum rent they must charge for a mortgage to even be approved.

This is not simply a “greedy landlord” problem.

It is a housing system problem.

And yet there are still so many landlords quietly helping people every day, often without anybody seeing it.

Genuine question…

Are governments fairly acknowledging how much interest rates and costs are feeding into rents, or is the debate too focused on landlords?

Over the last couple of weeks at All Saints, we have had volunteers helping build six double beds, six wardrobes and six desks ready for the property.

What has been really special is the mix of people who have come together to help.

Some retired guys bringing a lifetime of practical skills and experience. Others currently on employability programmes, rebuilding confidence, rebuilding routine, and just wanting the chance to do something positive and practical.

One thing we are learning more and more through Yes Lets is how difficult some cycles are to break. Rejection, lack of opportunity, losing friends to gun and knife crime, unstable housing, feeling written off. For many people, it becomes very easy to fall back into old environments, even when they desperately want something different.

What we hope Yes Lets can offer is space.

Space to live.
Space to work.
Space to volunteer.
Space to just come as you are.

A place to be completley honest about where they have been and where they want to get to, without feeling judged and whilst having a laugh at the craziness that is life.

And honestly, watching such different people working side by side, building furniture, smashing up wardrobes, drinking tea and laughing together has been pretty incredible.

There is a huge amount of good in people when they are given the opportunity to show it 💛

This meant more than we expected.

Before Yes Lets even started, we used to talk about building something where tenants could have opportunities, not just a place to live.

Nearly five years later, and it’s starting to happen.

One of our tenants on site, getting involved, learning, earning, and being part of it.

It’s been an emotional morning, just reflecting on how Yes Lets can actually create so much good in the world 🥲🥰
