🏡 Under offer on day ONE of viewings!

So a little treat tonight for me then... 🍫🥤🤫

I genuinely believe staging played a big part in this one.

Staging doesn’t have to mean completely furnishing an empty property or spending thousands. Sometimes it’s the smallest touches that make the biggest difference.

For my properties, I’ll often turn up with my big IKEA bags full of cushions, throws, lamps, plants and little bits to dress the rooms, both for the marketing and again before viewings.

Because people don’t just need to see a property. They need to imagine how it could feel to live there.

Of course, presentation starts with decluttering, but staging is that extra layer that brings warmth, comfort and life into a home.

You can do it yourself, use a professional staging company, or work with an agent who understands how to present your home at its absolute best.

Beautiful marketing gets people through the door.
Making them feel at home when they get there can help turn those viewings into offers. 🤍

Completion day is never just about selling a house for me. It’s about the people who live there, their futures, everything they’ve been through and how they’re feeling. Being part of making their future happen is just amazing, and I absolutely love it.

I also love houses, so this really is the perfect business for me! Congratulations to both my seller and my buyer. I’ll see you both soon ☕️

A couple of valuations today and both homeowners asked me the same thing…

“What should I do to get my house ready to go on the market? Do I need to redecorate?”

In most cases, no! Unless it really needs it, I wouldn’t spend lots of time and money redecorating when the next owner may come in and change it anyway.

But a few little things can make a BIG difference:

✨ Touch up any obvious marks or tired paintwork
✨ Declutter, declutter, declutter! Clear kitchen worktops, hallways, dressing tables and shelves, and hide those little piles of stuff we all have
✨ Give the outside some love too. Trim bushes, tidy the garden, paint a tired fence and make the front door look welcoming

Decluttering is probably my biggest one. You want buyers looking at the space, not your stuff. Some people really struggle to see past clutter and imagine themselves living there.

And never underestimate kerb appeal. Buyers are forming an opinion before they’ve even walked through the front door. 🏡

With the Bank Holiday coming up, it’s actually the perfect time for a little house-prep weekend!

I genuinely didn’t even know I’d been nominated for these categories, so finding out that I’m officially a finalist in the Personal Estate Agency Awards 2026 for THREE awards was a pretty amazing surprise! 🥹

There are so many incredible personal estate agents amongst the finalists, including people I genuinely look up to and admire. So seeing my name alongside theirs is a bit of a pinch-me moment.

I absolutely love what I do. I’ve built my business around doing things in my own way, being myself, looking after my clients with so much care and giving everything I have to the homes and people I work with.

So to be recognised for my brand, my marketing AND my customer service honestly means so much. ❤️

15 months. 5 high street agents. No sale.

Then I came along… 👀🏡💁🏼‍♀️

23 days later... SOLD STC.

And today, we’ve EXCHANGED! 🎉

Even better, we’ll be completing this Friday, meaning we’ve gone from Sold STC to completion in under 9 weeks against an average of around 22 weeks.

I don’t like blowing my own trumpet 😂 but I’m incredibly proud of this one.

Because selling a property isn’t just about getting it on Rightmove and waiting for someone to enquire. It’s about the right marketing, the right strategy, being proactive, negotiating the sale and then staying on top of it all the way through to completion.

After 15 months of trying to sell, my seller can finally move on to their next chapter. ❤️
