Better late than never! 🤦🏻‍♀️
Introducing 'Project 199'..🏚
We completed on the purchase of this one at the beginning of October and already the house has been stripped back to a brick shell and new floors, walls and L shape dormer are underway - we will share more of its progress over the coming weeks but for now our plans..

Set in a prime town centre location, this will be converted into a 6 bed HMO to include three studios with their own kitchenettes and ensuite bathrooms and a further three ensuite bedrooms, all with access to the spacious communal kitchen diner.
In order to achieve this, we will reconfigure the internal layout, create a rear infill extension and an L shape dormer.
As ever, we will be refurbing this to a very high standard - we are planning for works to be completed in Feb next year and we look forward to sharing the journey with you. 👀

Delighted to share that we’ve now completed the sale of our beloved Parkside Project! 🥳

This one has truly been a favourite. Like all our projects, it came with its fair share of unexpected challenges and extra costs — but nothing we couldn’t handle (thanks to a solid contingency plan 💪).

With our flips, the goal is always the same: sell swiftly to respectful, trustworthy buyers and move onto the next exciting project. And that is exactly what happened here — so yes, we’re chuffed… but we will definitely miss this one.
Massive thanks to everyone involved in transforming this run-down property into something truly special. 👏

Our first HMO! 🏠
A little late sharing these pictures for the completion of Project Alfred but better late than never!
Purchased at the end of November, the project from start to finish has taken just 18 weeks to complete - what an achievement and all with thanks to Gregg and his team at who have been an absolute pleasure to work with.
The property was completely stripped back to brick, all floors and ceilings were lowered, single storey extension to the rear and L Shape dormer built. This has provided us with a communal kitchen diner, three spacious studios and three ensuite bedrooms, one of which with a handy tea/coffee station. ☕
Having been looking to invest in the HMO market for a while, we couldn't be more delighted with the finish of Project Alfred and we hope you like it too!
Our next HMO project is already in the pipeline and currently going through conveyancing so will keep you updated - Project Granville, we are excited to get started!

We are absolutely delighted to be able to share our completed Project Parkside with you all, our largest project to date. 🎉
We could not be happier with the finish and we hope you love it too!😍

Purchased back in August, the property was a bare shell, completely uninhabitable, no electrics or plumbing, bare brick walls and poor structural work. 🏚

With such a fantastic location, in close proximaty to Trent College independant school and close to main transport links, we knew we wanted to tailor the house to suit a modern, growing family and we truly believe we have achieved just this and more! 👨‍👩‍👧‍👦It has been planned with the end user in mind and followed through meticulously, with love and fine detail!
For those involved, we thank you for your hard work and efforts, its been a journey! 🙌🏼👏🏼💪🏼

Project Alfred Update.. 👷🏚🔨

To say it is barely recognisable would be an understatement!
To recap - we purchased this one back in November and we are converting to a 6 bed HMO to include 3 ensuite bedrooms and 3 studio style bedrooms alongside a generous communal kitchen diner.
The property sits on the outskirts of Derby City centre - prime location! 📍

Since the purchase, the property has been stripped back to brick, all walls, windows and flooring ripped out and 6m extension built. All steelwork is complete, first and second floor floor joists about there. The next couple of weeks will see the new room layouts taking shape, L shape dormer created and roof on the extension along with 1st fix plumbing and electrics.
Tight deadline on this one 12-14 weeks total. ⏳👀
Approximately 8 weeks to go! ⏰👷

Project Parkside Update.. 👷🔨🏚
Its been a while so thought it was about time for a bit of an update.

Delighted to report, we are progressing well over at our big flip project.
Great to see some paint on the walls and joinery work started - this for me is when you can really start to see the vision coming together and suddenly everything starts to fall into place.
Have stumbled across a few hurdles on the way but nothing major and looking forward to the next few weeks which will be filled with the best bits - kitchen/utility fitting, tiling, bathroom fitting, flooring, landscaping, porch and garage completion, final render coat. Will keep you posted! 👀

Nearly there and cannot wait!
