🚨 Renters’ Rights Act Update — Phase One Is Coming! 🚨

The Government has officially confirmed that Phase One of the Renters’ Rights Act will go live on 1st May 2026.

From this date, all private tenancies in England—new and existing—will move onto the new system. Here’s what that means:

✨ All tenancies become periodic
✨ Limits on rent in advance
✨ Rental bidding officially banned
✨ Clearer rules for rent increases
✨ Stronger anti-discrimination protections
✨ New and fairer pet rights for tenants

Current ASTs will automatically switch to the new rules.
Section 21 notices served before 1 May 2026 will still stand under the usual time limits.

Landlords will also need to provide tenants with a government-issued info document explaining how the changes apply.

More changes are on the way:
📌 Late 2026: Landlord Ombudsman + national PRS Database
📌 Later phase: Decent Homes Standard & Awaab’s Law

These changes represent the biggest shift to the private rented sector in years. Staying compliant early will help protect your investments and ensure smooth tenancy management.

🚨 Important Update for Landlords: The First Renters’ Rights Act Changes Begin 27th December 2025

The Renters’ Rights Act 2025 has officially passed Royal Assent — and the first changes will kick in from 27 December 2025.

This is the start of a huge shake-up for the private rental sector in England, and landlords need to be prepared.

🔎 What’s Changing First?

Local councils will soon have stronger powers to investigate landlords and agents.

Here’s what that means for you:

🏠 More information requests:
Councils will be able to ask landlords or agents for documents and details about tenancies, properties and management — and it’ll be an offence not to respond or to give false info.

📂 Access to your records:
Councils can visit business premises (with notice or a warrant) to inspect or even seize paperwork or digital files if they suspect non-compliance.

🚪 Entry to rental homes:
They’ll be able to enter rented properties to check for breaches of the law (again, with written notice or a court warrant).

💷 Data sharing:
Councils will be allowed to use information from housing benefit, council tax and deposit schemes to check if landlords are following the rules.

🗓️ What Else Happens from December?
• Local authorities must start reporting their enforcement activity to the government.
• “Abandonment” laws from the old 2016 Act will officially be scrapped.

💡 What Landlords Should Do Now

✅ Make sure your tenancy paperwork and compliance records are up to date.
✅ Keep clear records of rent, deposits, safety checks and communication.
✅ Review how you store your data — it might be requested.
✅ Stay informed about the next set of rollouts in 2026.

Although I started off a self managing landlord for my own portfolio back in 2014 and then in 2020 decided to set up a lettings agency business due to many people asking me to manage their properties I have still learned so so much with regards to ALL the legislation that we as agents and landlords should be abiding by. It can be so easy to fall foul of just one rule and be fined thousands of pounds! Which are being doubled within the renters rights bill!
