Why most property investors never find good deals

Hey, Mark here…

I want to tell you a quick story about John.

John spent six months scrolling through Rightmove every day. He called dozens of estate agents. He attended networking events. He even paid for property courses.
But after all that effort, he still hadn't found a single good deal.

Why?

Because John was looking in the exact same places as everyone else.
Here's the truth about property investing that most people don't talk about:
The best deals never appear on Rightmove. Estate agents rarely share good deals with new investors. Most property "education" teaches outdated methods that no longer work.

After 12 years in the British Army, I learned one important lesson: winning requires a different approach from the crowd.

When I entered the property market, I created a system to find deals that others miss.
I recently helped John secure his first property deal using this system. He made £7,500 without using a penny of his own money.

Hi, Mark here...

I used to bounce around on stage for years telling people and audiences about property deals and how anyone could do them. The truth is that most of my audience would leave my talk and do nothing. They’d enjoy my talks but, then life sets in on Monday morning, they go back to work and join the treadmill of life.

Some give up on their dreams and need to have a job to feel secure. That’s what the “system”, school, teachers, peers, friends and family all tell us throughout growing up.

Thing is that there’s another way…taking control, being in the moment. Your first property deal is the most “flappy” - it’s treading into unknown territory and that knowledge isn’t always there yet. That’s why we all have a coach to guide us, challenge us to take the next steps.

A coach isn’t there to instruct on your route but, to challenge what you’re thinking, to pick you up when you fall and to prevent the mistakes that they’ve made, so your route is easier.

There has been a rapid slow down in house price inflation over the last year, according to our House Price Index.

Weaker demand, more price sensitive buyers and fewer sales have caused house price growth to reach a virtual standstill, with prices rising just +0.1% since August 2022.

That’s the lowest rate of annual growth seen since August 2012.
What can you buy for £265,100: the new national average house price?

There is a clear north-south divide in house price inflation, with the south undergoing price reductions of -1%, while the north is seeing growth of up to 1.7% in Scotland.

Hey, Mark here…

Many of you will know that I don’t do “roofs” – the reason being is that they present complications and there’s two trades to manage at the same time (roofer and a scaffolder)…I’d rather a property with a good roof and bad everything else for me to take it on. That said, you need to know how to spot a bad roof or you’ll end up some bad experiences like I have.

I’ve invited Jim (our property family surveyor) on tonight to show us how to spot the condition of a roof in three easy steps.

Up on The Roof - is the webinar designed to help you improve your knowledge about roofs in three parts;

One: Basic types and structure –Better understand the types and composition of residential roofs to improve your knowledge;
Two: Common Defects – This will enable you to develop your experience with repairs & costs, get a clearer picture of scope of the repairs, and have productive conversations with tradesmen;
Three: Questions.

Many people find roofs daunting in terms of damage and repairs; true, roof repairs can be costly, although not as much as lacking some knowledge of the composition and basic elements. Improvements here could save you from spending too much or even missing an opportunity by understanding what can be done.

Part One will be a brief look at the types you will most likely come across when viewing properties for your business, including super structure, parts and composition.

Hey, Mark here…

I took on Neilesh in 2015 as a 121 Client…his goal at the time was to own a £1million portfolio – his objectives were to supplement his cashflow from his job and make life easier for him and his family.

Now, in Berkshire that actually doesn’t amount to many properties so we set off with a plan and a bit or work to get him going.

Neilesh was with me as a client for a year and he achieved is goals in that year. What’s happened since is rather outstanding. He’s gone on to build and build his portfolio until it’s now standing at over £3million.

This picture isn’t about his event – it’s about his achievement and to display my public pride of what he’s done.

The moral is – Never Give up – Failure Cannot Live with Persistence.
