We pleased to announce we have finally got planning permission for a two house development on Southfield Lane in Horbury. The properties are 4 bedroom houses with large kitchen diner, lounge, utility, master suite with balcony and en-suite.

We anticipate we will commence work in December with the first house being ready in July/Aug 2026.

We offer a ‘self build experience without the stress’. Buyers have full flexibility to work with our team to build the house of their dreams. Please read previous testimonies on our Facebook site to reveal the customer experience.

The two properties are almost identical to a recent development we completed on Manor Lane in Ossett. I’ve attached photos of that development to give potential buyers an idea of what will be built on Southfield Lane.

The properties are ideally located in walking distance of Horbury village with far reaching views towards West Bretton. New occupants can walk directly out the house straight onto the green belt with a short 5 minute walk down to the canal and Calder river.

The price hasn’t been confirmed but it is anticipated to be circa £575,000.

Delighted to recieve this testimonial from the buyers of our most recent project at Skelmanthorpe.

"Having taken early retirement we were keen to relocate back across the Pennines to West Yorkshire. All the houses we have lived in have been older properties but with retirement we decided to look at new builds, attracted by the lower maintenance and running costs. That said, we were hoping to avoid living in a large new build estate and so it was our good fortune to discover a small development in our area of interest that ticked all the boxes. A one off build with what our children said was a "party kitchen" and a large master bedroom with ensuite and a walk-in wardrobe.

When we first met Tom and Clinton they explained the building was essentially complete except for choices for the kitchen, bathrooms, fixtures and fittings, doors, floors and general finishes. It was an opportunity for us to put our own input into the house by making the outstanding choices, experiencing some of the thrill of a self build but without the risk.

We found this was an exciting opportunity but more than that we were struck from the beginning by the straight forwardness of the approach of Tom and the Team who were likeable, straight talking and who inspired trust.

Initially a little intimidated by the shopping list of choices the Team made the process very easy giving us good advice and making the whole thing enjoyable. We were able to visit to see how matters were progressing and the Team kept us informed with photos and updates via a What's App group.

We were ultimately very pleased and impressed with the build quality and finishes. We now have a high quality, modern, individualised home.

We are delighted to hand over the keys to the new owners of a large bespoke property in Skelmanthorpe.

The new owners bought the house ‘off plan’ and took advantage of our flexibility to select the kitchen, bathrooms, tiles, carpets, doors and iron mongery to give them a similar experience to a self builder.

There is still one house on the development that is still available and can also be purchased off plan allowing the buyer to enjoy a self build experience without the stress. See link below.

We have finally handed over the keys to the last house on the Cavewell House project on Manor Lane in Ossett.

The new owners picked a glorious day to enjoy the views across the countryside in their new dream home.

Our attentions now turn to completing a property in Skemanthorpe and then a new site in Horbury later this year.

Due to the popularity of the style and layout of the Manor Lane houses, we have submitted a planning application with a very similar design on the Horbury site. The site also enjoys views over the countryside towards Bretton. As we haven’t been granted planning permission yet, we aren’t able to provide any plans at this time. However if you would like to register your interest then please get in touch. The houses should be ready early 2026 (subject to planning).

Big announcement coming soon regarding a new development in Horbury.

We have completed on a lovely piece of land with nice views over the green belt. We are looking at building two houses (subject to planning permission).

No further details untill we get a decision from
the planning department but if anyone is interested in buying a property in the Horbury area then please contact us to register your interest. We are applying for 2 x 4 bedroom luxury houses with large open plan kitchen diner and master bedroom suite with walk In wardrobe and en-suite.

We would anticipate the houses will be ready Jan 2026 (subject to planning permission).

We love our new home!

We weren’t sure what to expect once we signed up to buying the house. The experience from Tom, Adam and the team has been brilliant throughout, and always with us at the centre.

They listened and understood our vision, working with us to provide workable solutions throughout the build. What we now have is an amazing family home, in a lovely spot, which we are very proud to call ours.

The design, finish and attention to detail are second to none. We can’t thank them enough for listening to our requests and remaining patient!

We would thoroughly recommend working with Silverwood & GNS. Having a brand new home, with all the mod-cons, designed the way you want it, is a once in a lifetime opportunity! 😍

Tomorrow we hand over the keys to our latest ‘grand design’ in Ossett. The 4 bedroom detached house has some great features including double height ceilings, big glass frontages to allow far reaching views over the green belt. The house also benefits from an A rating EPC, solar panels, under floor heating and EV chargers.

Our mantra is to give buyers a ‘self build experience without the stress’. The new owners have certainly enjoyed this and have picked every aspect of the internals, opting for a super modern and luxurious looking monochrome design.

The scaffold is finally down on the houses on our latest site in Ossett.

We are really excited about this build as the houses have some interesting features such as double height bedrooms and balconies to take advantage of the views over the green belt.

We are currently working with the buyers on
their choices of fixtures and fittings - giving them the enjoyment of a self build experience without the stress.

We aim to be finished on this site by November and should hopefully have some exciting news about our next site in Horbury very soon.

We have finally finished the renovation of Cavewell House. It’s been a big project to renovate and extend this 250 year old building. We tried to retain the character of the original building with modern updates and extensions. The new owners are delighted with the end product and are looking forward to moving in after Xmas.

Thanks to our dedicated and skilled team of tradesman for their fantastic work on this project.
