The Government has announced proposed reforms to the homebuying process in England, including upfront sales packs, earlier binding agreements, a new Code of Practice for estate agents and greater use of digital tools.

If introduced as planned, the changes could reduce average transaction times by around four weeks and save first-time buyers approximately £650.

The latest Rightmove figures show that asking prices have dipped by 0.6% in June, the biggest June drop in 14 years, as sellers look to attract summer buyers in a market with more choice available.

Summer can naturally be a slower time, with holidays, sport and better weather all competing for buyers’ attention — so pricing correctly from the start is more important than ever.

The good news? Sales activity remains steady, and mortgage rates have edged down slightly, with the average two-year fixed rate now at 5.07%, helping to bring a little more confidence for buyers.
