Just before Christmas, we got a letter from the water company notifying us a leak of the supply pipe was detected . Now The supply pipe of this rental property has been fixed. It took 4 people the whole morning's work.

It seems that we need to continue to work during this weekend to push forward the progress of our new and existing project.

πŸ‘‰We have made some phone calls to our architect and our builder to make some changes of the original plan of our new house conversion project. We have to axe some of the elements of the existing specifications to make the number works for us. Always follow the numbers, not your heart.

πŸ‘‰We have also got a quote from a local plumber to fix a leaking supply pipe, and it costs Β£650 plus VAT for just an inspection, no idea how much will it cost to fix it. 😭 So, always have sinking fund available to cover those unforeseen maintenance issues.

πŸ‘‰We also viewed another property with development potential this morning, and now need to do some number crunching to see if it works.

There is never a dull moment in property.

Our tenant forwarded a letter from the water company informing us there is a leakage of the supply pipe. πŸ’¦πŸ’¦

The tenant was away for a few days and they only saw the letter today, which is already 10 days later.

If it is 60 litters per hour, then the water loss could have accumulated to over 14,000 litres already!!! πŸŒŠπŸŒŠπŸ¦†πŸ 

Luckily there is no visible damage yet but need to speak to the water company and the insurance company immediately to get it sorted as soon as possible.

We have been exploring all sorts of methods to improve the energy efficiency in our properties, and we are seriously considering to use air source heat pump in our new build flats which are due to complete next Spring.

We are in discussion with our architect to alter the heating system design and hopefully the change won't increase the building cost too much.

Do you know how to quickly check if your prospective tenant can pass the reference?

Dividing their gross annual income by 12 then by 2.5, if the figure is above the monthly rental figure then they should be able to pass (assuming no other bad credits). If not, you can ask them to provide a guarantor.

Why it is important that they need to pass the checks?

Because your landlord insurance will not cover any lost rents if your have taken on a tenant who did not pass the checks.

Asbestos survey and tree survey have been done; full planning permission application has been submitted; tender pack has been sent out and quotes have come back. Builders can crack on once we finalise some details.
