There’s a lot of panic right now… and honestly, most of it is coming from confusion.

Here’s the reality:

The Renters’ Rights Act is ending ā€œno-faultā€ evictions from 1 May 2026.

Under the new rules, landlords must give a valid reason to evict using Section 8 things like serious rent arrears or antisocial behaviour.

This means:

āœ”ļø More stability and protection for renters

āœ”ļø Clearer, fairer grounds for landlords to regain their property

āš–ļø A system designed to protect both sides

This means more stability for renters, but landlords will also have clearer ā€œgroundā€ reasons for reclaiming property (e.g. serious arrears, antisocial behaviour).

šŸ  Did you know? On 1 May 2026, the Renters’ Rights Act kicks in, and it’s going to change the game for private renters in England.

What’s one thing you’re most excited (or nervous) about under the new law?

From 1 May 2026, the Act abolishes Section 21 ā€œno-faultā€ evictions.

Fixed-term assured shorthold tenancies will be replaced by assured periodic tenancies, meaning more security and rolling contracts.

It’s a major shift, rebalancing power between tenants and landlords.
