The first major Making Tax Digital deadline has arrived.

Landlords and self-employed people with qualifying gross income above £50,000 should now have submitted their first quarterly update to HMRC.

The new rules have caught many landlords off guard, particularly because the threshold is based on combined gross income from property and self-employment, before expenses are deducted.

Earlier today, the Bank of England voted to hold the base rate at 3.75% – something which is likely to come as a relief to many homeowners.

In fact, it is perhaps just another bit of good news to add to a general positive vibe in a summer which has brought more than just a dose of sunshine to Oxford.

Packed cafés and beer gardens, busy parks, and families out and about at local events… there has been a boost in the public mood here in Oxfordshire and indeed across the UK.

Combine that with reasonably steady mortgage rates, inflation dropping in June and now a Bank of England vote to hold the base rate again at 3.75%, could it all be a recipe for growing confidence and a genuine feel-good factor that will feed into the local property market?
