Cold Wall, Condensation & Mould

An external clay air brick was allowing cold outside air into the void behind this former chimney area, significantly lowering the internal surface temperature.

This cold surface encouraged condensation and mould growth.

We installed IsoTherm insulation to increase the surface temperature and reduce the risk of condensation and mould returning, then finished with a fresh skim.

A perfect example of how a small plumbing leak can turn into a very expensive repair.

And this is exactly why plumbing should be left to a qualified plumber and not a handyman trying to save a few pounds.

This property had a slow leak underneath the bath. Unfortunately, the tenants didn’t report it to the landlord until it was far too late. By then, water had been pooling beneath the bath for a considerable time.

The water didn’t just stay under the bath. It was absorbed into the gypsum bonding plaster behind the wall tiles and wicked into the screed floor, allowing moisture to travel through the construction of the property. It spread left into the kitchen and right into the adjoining bedroom, causing extensive damage .

By the time we were called in, the walls were saturated , and the damage was beyond a simple repair. The bathroom and kitchen had to be stripped back completely to allow the structure to dry, and the landlord is having to spend a fortune brand new kitchen and bathroom and other extensive remedial work all because of one small leak that wasn’t reported in time.

If you notice a leak, report it immediately. Acting early could save a property and a landlord a fortune

Black mould in rental properties is about to become a very serious issue for landlords.

Under the Renters Rights Act the rules around property condition are tightening significantly.
Here is what every landlord needs to know.
Black mould is no longer something you can ignore or blame on the tenant.

The Decent Homes Standard is being extended to the private rented sector for the first time. This means your property must be free from serious health hazards. Black mould caused by structural issues, poor ventilation or inadequate heating is a landlord responsibility — not a tenant lifestyle choice.

If a tenant reports black mould and you fail to act, they will have the right to complain to a new Private Rented Sector Landlord Ombudsman. That body will have the power to force repairs and award compensation.

Local councils are also getting stronger enforcement powers. Fines for non-compliant landlords are increasing significantly.
The bottom line is this.

If you have black mould in any of your rental properties — fix it now. Before the Act comes into force on 1st May. Before a complaint is made. Before a fine lands on your doorstep.

Good landlords have nothing to fear from this.
Bad landlords do.
