You will know it the moment you stop talking and just stand there.

Buyers always ask me how they’ll know when a home is the one. I never hand them a checklist, because it’s not about the checklist. It’s the moment you walk in and go silent. You stop measuring and start imagining. You picture the Sunday roast, the kids thundering down the stairs, the first coffee at that exact window.

And around here, it’s often something wonderfully ordinary that seals it, that delicious Sunday roast at The Overdraught Pub, followed by a slow walk around Frogmore Fishing Lakes, where buyers suddenly realise, yes… this is the life I want.
