Don't forget about our Empty Homes Initiative scheme!

✨ Perth and Kinross Council have a budget to provide owners of empty properties, a grant to bring them up to the Repairing Standard (as outlined in the Housing (Scotland) Act 2006).

💰 Grants of up to £7,500 per bedroom are available (plus £500 for decorating), and are awarded on a discretionary basis. Please note, there is no set amount of time a property needs to be empty in order to qualify.

🏠 Landlords that benefit from our EHI must rent the property out at the Local Housing Allowance rate for 5 years after the point of completion.

👷🏼‍♀️ You will be assigned one of our dedicated Private Sector Officers, who will assist you from start to finish.

👨‍👩‍👧‍👦 When the property is ready to let, PKC Lets will help you find the right tenant free of charge. From there, it is entirely up to you
whether you continue with PKC Lets management services or not.

❄️ As the weather gets colder, condensation can become a problem in many homes.

Simple things like adequately heating your property, opening windows, using extractor fans, keeping trickle vents open and avoiding drying clothes indoors (if you can help it), can help prevent condensation, damp and mould.

💡 Remember: condensation is caused by moisture in the air, while damp is often linked to a problem with the building itself.

Perth & Kinross Council's Empty Homes Initiative (EHI) offers financial assistance to help bring empty properties back into use.

✨ Grants of up to £7,500 per bedroom, plus £500 towards decorating costs, are available to help get the property ready for letting (in line with the Repairing Standard).

✨ One of the benefits of the scheme is its flexibility. There is no minimum period that a property must have been empty to be considered, and a dedicated Private Sector Officer will guide you through the process from initial inspection through to completion.

✨ Properties receiving EHI funding must be let at the Local Housing Allowance rate for a period of five years following completion of works.

✨ Once your property is ready to rent, PKC Lets will help you find a suitable tenant, and arrange all the legal letting documentation free of charge.
