Landlords, the first changes being brought in under the Renters’ Rights Act will be introduced on 1st May 2026.
Here’s the changes you need to know:
❌ The loss of section 21
❌ The loss of the fixed term tenancy, with most tenancies becoming periodic by default.
It will also become illegal for landlords to:
❌ Increase rents more than once a year
❌ Request rent in advance outside of the restrictions imposed
❌ Encourage rental bidding wars
❌ Discriminate against potential tenants, because they receive benefits or have children.
There will also be new penalties for getting things wrong.
