Good morning Landlords in Peterborough. I guess you have all had the email regarding the Inspection Programme Event on the 30th August which is now fully booked.
The email i have received today confirms what a scam this is, I am now in receipt of my approved licence on one of my properties!
No inspection, just take the money and issue a PDF file that looks like it has been copied from the previous licence.
This is a money making exercise on the good landlords who have paid for this scam, the rogue landlords who have not joined the scheme will continue to let properties that are unsafe and unfit.
If my well kept and compliant homes remain unchecked, how are they going to improve the housing stock by not checking the poor ones or the ones who have not registered for this licence?

"All Landlords Required to Join Redress Scheme"
The Government has announced plans for all landlords of English properties to join a redress scheme. Landlords who fail to sign up will face fines of up to £5,000.
This is part of Housing Minister James Brokenshire’s plan to create a new Housing Complaints Resolution Service. The service will “provide a single point of access to resolve complaints for housing consumers” including buyers of new homes and private tenants.
The scheme is to be used “when ‘in-house’ complaint processes have been exhausted, through the current schemes providing alternative dispute resolution’”.
It is not immediately clear how this will marry up with last month’s Homes (Fitness) Act. The Act will give tenants the power to take landlords to court from 20th March 2019. One idea is that the new redress scheme will minimise the number of disputes which actually end up in court.
Tenants will be able to use the scheme to settle disputes with landlords. Homeowners will also be able to use the scheme to challenge building defects — a clear response to the recent stories of poor-quality new-builds across the UK.
Legislation is to be brought forward “at the earliest possible opportunity”. Landlords familiar with policy implementation will note that this could mean anything from a few months to a few years…
