An early start for an early excavations inspection.

It’s important for Building Control to inspect every new excavations - look at the change in the material and colours of these two adjacent plots!
(Excavation/formation levels varied too of between 500mm and 1100mm deep).

There are four main categories of thermal bridge:

1. Repeating thermal bridges
2. Point thermal bridges
3. Linear (non-repeating) thermal bridges
4. Geometrical thermal bridges.

These bridges commonly occur where there are gaps or inconsistencies in the insulation layer and can account for as much as 30% of heat loss from buildings.

Is it called a mezzanine or something else???

For us Building Control Surveyors we normally assess them as a ‘Raised Storage Area’ - it needs to be one tier and used for storage only and limited in size and open to the floor below. But there are some permitted variations to these limitations!

We recently assisted a new Client in manufacturing glazing units to provide a Raised Storage Area - we applied the Key Terms and design guidance for Fire Safety compliance in Approved Document B Volume 2.

Will return to site later this year for completion of floor edge guarding, fire alarms, emergency lighting and signage.

The need for manifesting (to be clear, we’re not talking about one of the defining memes of 2020).

Our current glazing manifestation regulations requires “in critical locations, permanent means of indicating the presence of large uninterrupted areas of transparent glazing”.

Requirement Part K5.2: Manifestation of glazing (applies only to non-residential buildings).

Typically achieved by broken or solid lines, patterns or company logos.
