What a transformation at in the South Hams.

You’ll see in the before and after photo here, showing the difference between the room that the clients and KEC took on, and how the room looks now ahead of the beautiful new floor and kitchen going in.

Phase 3 at the Boat House started 3 weeks ago and we’ve achieved our target ahead of the flooring going down next week and a beautiful bespoke joinery kitchen after.

We started with a low flat ceiling, fake beams, poor lighting and a general lack of light in an underwhelming space in the most important area of an amazing property. The low ceiling being due to housing a significant bat 🦇 loft above.

Previously we created a bigger and better bat loft/5* hotel above the adjoining guest bedroom (all through the correct channels) so that the ceiling could be lifted in the open plan kitchen. This was to maximise the most important room/space in the house.

We have now matched the vaulted ceiling in the adjoining dining and living areas, but with extra insulation, and added 2 large Electric Velux roof windows and added a new window as per planning permission on the end wall, that was the original barns barn door.

Now the space is plastered and painted following some significant alterations to the plumbing and drainage and wiring, we’re ready to complete the project.

It was really nice as always to meet up with our very appreciative and lovely clients for this phase of works, they always thank you for going the extra mile (quite literally). It makes it all so worthwhile.

This is the open plan Kitchen project phase and it has some serious Lighting and Ceiling Design, Smart Systems, Stonework and Finer Bespoke Details. These works have required a lot of interaction and design between KEC, the Clients, the Kitchen Supplier and the Interior Designers to make this scheme work for all parties.

A big thanks also to Tony at South Devon AV and Matt & Rich from Complete Electrical Contractors - SW Ltd who are delivering a very complicated and comprehensive bespoke electrical and smart system installation.

We have also really enjoyed working with Lauren Gilberthorpe Interiors (LGI) for these really lovely clients on this beautiful property in the South Hams, it’s been a real pleasure over the last few years.

We can’t wait to show you the finished result.

⭐️⭐️ 10 YEARS AGO!!!!! ⭐️⭐️

Once this contract at the Official China Fleet Country Club swelled to 41 of their 42 holiday apartments it became our biggest project at that time.

Then in 2022 we were asked back to undertake the 42nd apartment to complete the set for one of our favourite commercial clients. The China Fleet are a fantastic bunch to work for. And as the club is a trust, all profits are re-invested in the facilities for the benefit of their members and the Board of Directors are just fantastic people.

We’ve been quiet on social media in recent weeks and Keith thinks we’ve been quiet in general, as we are just “busy” and not “super busy” on project sites as we normally are, currently……

But as usual, there is an awful lot going on behind the scenes, with things particularly busy for management. Some of the management’s time has led to little, some has paid off nicely, we guess that’s business.

We’ve ended the week with a few nice contract wins and some good progress on some future projects too, moving them from designs and pre-construction towards actual construction.

We have some works coming up which we won’t be able to show off, and some exciting projects in the pipeline, and we’ve had a very varied workload this year, quite different to previous years, unusually with a few rental properties and insurance works thrown in. And of course we are currently building a 6 house development in Plymouth as well.

This is an interesting project in Exeter, the works on are very bespoke and accuracy is very important.

Our repeat clients are 2 generations of the same family who have bought houses next door to each other. Both couples were concerned for the grandchildren’s safety with regards to the glass balustrades and the drop to the hard tiled floor below.

They wanted to keep an element of light coming into the ground floor lobby from the large high level glazing on the first floor but wanted a solid floor on the landing, so between us we came up with this glass floor solution, which funnily enough the clients had very similar (but smaller) in their property in which KEC worked 2 house moves prior.

Initially we looked at glazing the entire open area, once the balustrades were removed, this would have required 3 pieces of floor glass set within a bespoke aluminium frame. It wasn’t quite the look the clients wanted.

So we’ve gone for one large piece of floor glass in each property, which are mirror images of each other, set within an increased carpeted floor area.

The magic size for this piece of work was a piece of glass of no more than 2m2. Once we went over that size, the spec of the glass would increase significantly and a large premium on cost would be incurred.

Our clients chose 1900mm x 1050mm which is 1.995m2, and the glass is a 34mm toughened laminated (3 layers) safety glass unit. The panes will have polished edges and we are having the perimeter sprayed in matt black so that you don’t see the plasterboard from above or the oak trim from below.

As you can see from the drawing and the photos, we had a steel section fabricated for the glass to sit on (on gaskets) as per advised by the suppliers. And we have closed over the hole 🕳️ for safety until the glass arrives.

We are now waiting for the glass installation from our friends and colleagues at Landmark Window Systems before we can return to oak trim and the clients can get a new landing area carpet for the significantly increased area.

We will move the ground floor ceiling plastering on in the meantime ahead of painting.

Video 7 - …..🏠 🏡 🏠 🏡 🏠 🏡

This video shows you the significant progress on site, with a focus on the scaffolding going up on plots 1 & 2 ahead of the timber framing. A big thanks to Danny and his team at Aztec Scaffokding, who the client has appointed, for the very new and shiny rig.

Work continues on plots 3 & 4 and 5 & 6 and the timber frame will go up fast.

This is a 6 House Development Project. On this site in Plymouth, KEC are preparing the site for construction and we’re building 6 modern, 3 storey, 4 bedroom townhouses. This will be a great project to follow.

Tricky groundworks followed by intricate builds which will transform this old site into a lively hub of accommodation for local families.

A very interesting day on the road for Keith and the team today and the high tide on the tidal road hindered the start of works this morning at in the “deepest and eastest” part of the South Ham’s. But we found the funny side as always. It’s the second time we have been caught out over the last few years.

Phase 3 at the Boat House started today and It was really nice as always to meet up again with our very appreciative and lovely clients, who always thank you for going the extra mile (quite literally). It makes it all so worthwhile.

Today we started on the open plan Kitchen project and got back into the Lighting and Ceiling Design, Smart Systems, Stonework and Finer Details. These works have required a lot of interaction and design between KEC, the Clients, the Kitchen Supplier and the Interior Designers to make this scheme work for all parties.
