Land prices

Land seems expensive compared to GDV’s, and then factor in build costs there seems little left for any profit

But will land go down? Up? Or stay the same over the next few years?

Because we all wished we bought land 5 years ago at those prices and 10 years ago land would have seemed like peanuts.

The big house builders have a long term approach by controlling land through options at today’s prices but for tomorrow’s market. This means you don’t have to buy land today to build today and don’t need to outlay and tie up capital for a long time.

Where do you think house prices will go and do you have a long term strategy for developments, or do you even have a strategy?
