Before paying for a new EPC, check whether your property already has a valid certificate.

Domestic EPCs are normally valid for 10 years, although a new assessment may be worth considering if significant energy improvements have been completed since the existing certificate was produced.

You can search the official government EPC register using the property address.

What does an EPC assessor actually look at? 🔍🏡

An EPC assessment involves much more than checking the boiler.

The assessor records information about the property’s size, age, construction, insulation, heating, hot water, glazing, lighting and other relevant energy features.

The assessment is non-invasive, which means the assessor must work with what can be seen, measured or supported by acceptable evidence. If insulation cannot be seen and there is no suitable documentation, it cannot simply be assumed.

The information is then entered into approved software to calculate the property’s energy rating and recommended improvements.
