Network Enterprise Complex Cost effective modern Industrial units for lease on Portland in Dorset with easy in easy out terms.

The Network Enterprise Complex is situated at Southwell Business Park, Portland in Dorset, a thriving industrial estate which is also home to the IPACA Academy and Sunseeker International. Business rent and business rates are one of the biggest overheads a company owner has to account for along with wages and salaries. In order for companies to succeed and stay in business maintaining low over heads and operating cash flow is of paramount importance. The NEC offers a low fixed rent able monthly outlay with attractive zero business rates which is a great start in any business. Its hard to make a profit and even harder watching that hard earnt profit go towards high rent and rising unpredictable business rates. Business rates currently remain at zero with the applied business rates relief as of 2025 which may or may not change dependant on the Government where NEC business tenants will become liable to pay business rates if the Government/Council ever changes the ruling on this. The NEC currently occupies approximately 20,000 square foot of prime real estate which is currently in the process of re-development through private investment and innovation to provide modern affordable high specification industrial units. The new Network Enterprise Complex is a business to business (b2b) hub specifically aimed towards the inspiring entrepreneur, micro to small businesses and fledgling companies alike wishing to succeed and grow in business. The NEC provides cost effective modern energy efficient business premises with twice the space that you would normally pay on nearby Industrial estates without a five or ten year imposed rental contract and zero business rates. Development of the site infrastructure has now commenced with the anticipated completion date in December 2017. Several units will be available from July 2017 with six industrial units already reserved. Included in your package, to help get your name out there, your company details including a description and company logo can be featured on the NEC website describing who you are and what you do with a link to your website increasing your online presence. This will help promote and advertise your business with the services you provide and to showcase your products

Good vibes, good people, and plenty of climbing πŸͺ¨πŸ”₯

πŸ§—β€β™‚οΈ Saturday / Sunday Afternoon

I’m planning to get out for at least one chilled outdoor bouldering session over the weekend!

This is completely beginner friendly and open to absolutely anyone β€” whether it’s your first time climbing outside or you’ve been climbing for years.

I’ll happily guide, coach, spot, and help people get on climbs, learn movement, and build confidence outdoors πŸ™Œ

Expect:
βœ… Relaxed atmosphere
βœ… Friendly group
βœ… Coaching & beta
βœ… Plenty of psych
βœ… Nice easy classics + whatever people fancy

πŸ”₯ Monday – Project & Progress Session
Monday’s session will be more focused on pushing grades, learning beta, and getting stuck into some quality projects.

If you’re looking to improve/ try harder stuff, or finally send something that’s been on your list β€” this is the day πŸ’ͺ

We have pretty extensive knowledge of the boulderfield on climbs up to around F7b/V8 and beta for loads of the classics.

The focus will mainly be around:
πŸͺ¨ V5–V6 / F6c–F7a projecting
🎯 better movement & beta
πŸ”₯ Trying hard and getting psyched

Still open to anyone though β€” whether you want to project hard or just come enjoy the atmosphere!

If you’d like to come along, drop me a message πŸ‘Š
