£180k spent and a massive headache later... the Flagship HMO is FINALLY done. 🍾🚧

This project was a complete rollercoaster. From neighbour wars and press backlash to planning rejections and council parking fights, it felt like everything that could go wrong, did.

Because we got knocked back to a 6-bed, we have to leave £70k of cash tied up in the deal. It’s tough, but that’s the reality of property risk.

The payoff? This asset is officially crossing the finish line to cash flow over £2,000 PROFIT every single month. 💰

To beat the competition, we went high-end:
👉 Premium kitchenettes/tea stations (rooms are renting for up to £900/mo!).
👉 Full bespoke interior design spec with Ottoman storage and luxury en-suites.
👉 Already 50% let before completion.

My #1 takeaway? No more terraced houses. We’re moving straight into 10-bed and commercial schemes to scale past neighbour politics.
