Completion 🎉 2bed Family Let social housing “copy and paste” this property was dated but well looked after although looking back at the viewing photos it wasn’t the best! 70’s wallpaper, artex ceiling, brown carpets - all gone 🔥 we do try to retain any good elentsof the house on purchase but this one was too far gone. Great house now for the new tenants to move in ❤️

Good sized classic 3bed family property with two classic problems 1. Damp and 2. Wood chip wallpaper 😩😩😩

Therefore the money on this job went to damp repairs downstairs and a full house plaster and skim

Both the kitchen and bathroom were retained and repaired keeping on budget happy investor happy life 👍

Onto the next one “copy and paste” with 38 units now in the system either handed over, under renovation or in legals

Before 🤯 and after 😍🥰😘 completion day in Sydney St in Liverpool great project turned around in 8 weeks start to finish. New floor, damp proofing, bathroom, kitchen, flooring and painting & decoration to finish all in a days work for the team. Great result expect the tenants to be in by end of the week ready for Christmas 🎄 Santa Bosson here to provide housing whether refugees or locals the standard is A* 👍 onto the next with 3 completions planned this month

Don’t get me wrong - as a builder I love a big project - but as an agent it’s the numbers that matter!

We secured this property for our client at auction with a part finished renovation. I would guess the previous owner had a bit of nightmare with trades and ran out of money (sadly a fairly common story)

We replaced the shower cubicle so it opened functionally - levelled the floors and installed new flooring throughout - a quick touch up paint and it’s ready to lease!

With 6 weeks of agreeing the sale we have the social housing lease in place and cash coming in

Nice, easy and stress free all round so can’t complain. Good numbers and onto the next one in Liverpool ❤️

PART 2 - SIGN OFF - SOCIAL HOUSING BLOCK 5x FLATS COMPLETE IN LIVERPOOL ❤️

Of the criteria investors look for in a property deal “Net Yield” in my experience is no.1

My job as an agent and builder is to meet the housing providers specification - deliver a good end value - AND keep on the expected budget! That’s not easy 😉

I’ve come to accept the fact that people work with me for a better result and service that they can do themselves - so yes it’s not easy but that’s where we earn our money 💷💷💷

Onto the next one - 6 active renovations - 8 more in legals - on the way to 50 properties this year 👊

SIGN OFF - RENOVATION COMPLETE BLOCK 5x FLATS - LIVERPOOL ❤️

It’s that time again! Completion on a 3 month renovation of this VACANT block of 5x flats in Liverpool

I’ll be honest - the deal is more interesting than the refurb! It’s standard grey and white social housing spec as required by our partner provider in the area

Blocks of flats are in really high demand - they offer the yields of HMOs without the changeover in tenancies (and other stresses)

We secured the deal off market via a partner agent in Liverpool we have worked with previously - and are now buying another!

That’s one benefit of time in the market - it’s like a form of momentum the more deals you do the more deals come to you

Onto the next one aiming for 50 properties renovated and leased to social housing in the next 12 months - we might not make it but we will damn well try 💷

PART 2 👍 SIGN OFF today on our latest 2-3 bed property renovation in Liverpool ❤️

Upstairs we split the large back bedroom to create an extra single room uplifting the value and rental yield

In social housing the number of bedrooms in a property dictates the rental recieved so every little helps 💷

Some properties we could make 3beds we don’t as it just doesn’t make sense on the numbers - but in this case simply adding a stud wall and new door opening was low cost and easy to do as part of the main build

Onto the next project 6 houses under renovation and more to come 👍👍👍

SIGNED OFF TODAY 😍 completion our latest 2-3 bed family let property renovation in Liverpool ❤️

Full house renovation including rewire, kitchen, bathroom, windows, flooring and a new layout to create an extra bedrooom (thanks to .developments for the idea and work on the project)

I’m grateful to the team that we can deliver such a great standard while keeping costs competitive. Every project we can take a step back to review and think what if we do XYZ next time and you can see the progress

God willing this time next week we start on a full commercial conversion from shops to 5x self contained flats where we can put all this learning into practice 👊

The work continues in Liverpool 👊 now installing Howdens Whitney kitchens as standard really happy with the result ❤️

Kitchens and bathrooms are one area you can really add value in property investment for not much more in material cost

An extra £500 spend might return £5000 extra on the valuation if the valuer is having a good day 👍

This house will be for our main social care partner in Liverpool - I’m hopefully to sign off 3 more properties tomorrow ready for lease including a block of 5 flats (that’s taken a while!)

The demand is huge so if your interested in property investment in Liverpool then I’m always happy to have a chat ❤️

Medium gray colour hides any small scratches and is nice and modern

Our guys like to do a job they can be proud of as well so it keeps everyone happy it’s great to see ❤️

Honestly it wasn’t all positive news today but generally things are moving in the right direction grateful for the help from Carl Furlong and the team on the project
